Chihuly Glass in Borgata Expansion

I think this part is interesting: Sculptor Dale Chihuly, whose series of glass sculptures are featured in the existing Borgata, is also contributing to the expansion with "some pieces familiar to people and some pieces that are entirely different than what they've seen here before," Ballance notes. "It's going to be a very, very special place."

300 Foot Windmill Towers

From Asbury Park Press:

A Pennsylvania company is building five wind turbine towers, each about 300 feet high, on land near the Borgata Hotel Casino & Spa.

Wayne, Pa.-based Community Energy Inc. says the windmills will have a total 7.5 megawatts of capacity, enough electricity to power about 3,000 to 4,000 homes, once they are completed and operational in December.

The wind farm will be the first in New Jersey, according to the state Board of Public Utilities, which provided a $1.7 million clean energy grant for the $12 million construction project.

Brent Beerley, Community Energy's vice president, described the project as a wind energy showcase that will be visible to visitors driving into the East Coast gambling mecca.

^I'm curious to see what flag they get for that hotel, or whether it'll be part of the initial phase. My guess is a mid-level Hilton brand.

Just a text update on the new Juniper headquarters on West Street: They've poured about a quarter of the footings and have put up some of the form work for an wall. I think it's for the garage, since it's closer to the rail viaduct. I'm guessing the building will be steel instead of poured concrete.

MGM-Mirage CityCenter East?

From the Las Vegas Sun-- I wonder if a CityCenter East would really fly?

"And Lanni said the success of the company's 50-50 partnership with Boyd Gaming Corp. in the spectacularly profitable Borgata megaresort has whetted MGM Mirage's appetite for additional investment in Atlantic City.

Although he said it would be premature to say that the company has made a firm decision to develop its 55-acre site next to Borgata, Lanni said MGM Mirage would probably decide by this time next year whether to build a condominium, hotel, retail and casino development on the choice parcel.

"We're going to develop there on our own; we're thinking of a CityCenter East project," he said. "A lot could be done on that property." "

^ the hotel should be Business grade version to go along with attempts to rebrand the Riverfront Center as a conference center.

and now for the "smarty pants" portion of our show:


the concrete poured is probably Pile Caps
these are just what the name implies, caps on the pile to create a bearing surface for other structural elements.

next, Grade Beams will be formed and poured from Pile Cap to Pile Cap (or precast and placed)
these are like footings except they transfer load to the Pile Caps and not to the soil below them like a footing does.

^Thanks for the correction. So a pile cap is a footing with piles underneath, correct?

I can't see how the base was configured from the pictures of the apartment tower under construction (it was too far along before I took any). I guess there'd be grad beams around the perimeter and width-wise across to tie in each pile cap (like floor joists). Then what, a slab on top?

By the way, why didn't you post this under the Christina Landing thread? Too lazy for two posts?

yes, a structural slab will be poured on top of the grade beams. It will be designed to hold up even if the ground below it settles away (it will).

The form work for the walls are up in the rear of the site, and along the side closest to AAA (along West and Justison).

40/40 club

It sounds like the 40/40 Opening was pretty successful to me....heres a clip from rwdmag.com about it.

Thursday, 27th October 2005

Jigga has got his Entrepreneur on again, as he opened the second of his 40/40 sports bar earlier this week, this time in Atlantic City, New Jersey. He was joined by (is she or isn’t she pregnant) girlfriend Beyoncé and her singing chums Kelly and Michelle, as well as Diddy, Magic Johnson, Serena Williams, Terrell Owens, Eddie George, Barry Bonds, T.I. and Timbaland.

Not only did the man of the moment have a few faces from his impressive phonebook in attendance, he also sent jets and limos around the country to pick them up.

i was by there the second night 40/40 was open last week but unfortunately didn't get a chance to stop in.

as weird as the walk is, it's a great addition to AC, and with 40/40 as a nighttime anchor between it and the boardwalk, it can only be a good thing. the thing i hate about AC is how all the casinos pretty much encourage you to park cheaply in their garages and shuffle you straight from them into the casinos without ever having to set foot on the street.

anyway, it's pretty indicative of just how high borgata has raised the bar when it's already expanding. it single handedly changed the landscape of modern AC. the trop, sands and caesars have all added less-tacky, more-upscale expansions recently.

the house of blues' stage is really great, but getting inside is a big time pain in the ass. once inside though, the sound and scene are amazing.

and the windmill thing is amazing. jersey's a pretty progressive state as is, but to have giant turbines in atlantic city is just fantastic. go on 'head, AC.

The concrete base of the River Tower is finally in place. I can now visualize where it will be situated.

The interior of the Residences is actually changing the exterior glass of the completed level to a different shade of light blue.

Any estimates on the first floor of WSFS Headquarters? It's hard to get a good view because of the fencing they have up.

^WSFS is still working on the pile caps I guess. I haven't climbed that garage yet and taken a good look at what is actually going on. Maybe next Sunday.

That might start a whole new separate casino area in AC, with large developments contrasting with the old casinos in another area, like Fremont Blvd and The Strip in Vegas. Perhaps AC is up for a renaissanse.

An update on the move by Blue Cross Blue Shield of Delaware to a new office building on Delaware Avenue on the city's western gateway to downtown:

Blues "Very Close" to Relocation Insurer in Talks to Move to New Downtown Wilmington Headquarters

Blue Cross Blue Shield of Delaware, the state's largest health insurer, is "very close" to wrapping up an agreement that would move the company's headquarters to Delaware Avenue in downtown Wilmington, a top city official said Monday.

The city has delivered an economic incentive document to the Blues designed to help the company consolidate and relocate its operations into new space at 800 Delaware Ave., near I-95, according to William S. Montgomery, chief of staff to Mayor James M. Baker. The agreement is under review by the insurance company and an announcement should come before the end of the year, he said. The terms of the agreement are proprietary, he said.

"They have a proposal and I suppose there will be some fine-tuning. We're very, very, very close," Montgomery said.

Ernest F. Delle Donne, president of Delle Donne & Associates Inc. in Claymont, which owns the Delaware Avenue location, would only say "things are progressing in an orderly fashion."

A move would mean about 650 workers relocating to the area known as the city's western gateway, Richard V. Pryor, the city's economic development director, said in September. About 400 of those employees would be new to the city, said Pryor, who is on vacation and was not available for comment Monday.

The insurance company is now at 14th and Orange streets and employs about 235 people downtown, Pryor has said.

Blues officials, who began negotiating in the summer for a new headquarters in the city, said in September a final decision on the company's real estate plans was expected in mid-October.

"It's taking us a little longer than we thought," said Darelle Lake Riabov, director of corporate communications with Blue Cross Blue Shield of Delaware.

Riabov declined to comment further.

If the Blues were to relocate from its building on the Brandywine River, it would help solidify the city's western gateway as an office corridor. For a time in 2002 and 2003, it appeared the area was losing ground.

That began to change in 2004, when ING Direct, the country's fourth largest savings bank, spent about $15 million to renovate 802 Delaware Ave. The 14-story building, constructed in the mid-1980s for Chase Manhattan Bank (USA), had been a vacant, hulking presence along I-95 for more than a year. Today, it houses one of the bank's Internet cafes on the ground floor facing Delaware Avenue.

Earlier this year, WSFS Bank decided to relocate its corporate headquarters from a historic building on North Market Street in downtown Wilmington to a new $90 million glass office tower at Delaware Avenue and Washington Street.

The 15-story WSFS Bank Center, now under construction, is the first multi-tenant office tower in the Rodney Square area since the late 1980s. The bank will be a major tenant, as well as a minority owner, in the 350,000-square-foot building being developed by Wilmington real estate developer Buccini/Pollin Group Inc. on land owned by the bank. The law firm Morris, James, Hitchens & Williams also has committed to space.

The Blues' real estate representative at Jones Lang LaSalle Americas Inc. could not be reached Monday for comment.
