St Hubert Rthsy

Anyone know who's going in there? They have ripped up all chairs and tables and I think tiles ? But the lease sign is still up

Well just made a grueling drive from Ottawa to GB-W for Christmas!! Rough going....Anyway, I decided to come in via the Col. Nase exit and noticed a parcel of land has been sold just as you turn on to the road on the right hand side. Also, a large swath of land has been cleared behind the Sobeys. Anyone have any info on any potential development?

I wouldn't say that's a sign of anything going in there soon. It's probably just St Hubert cleaning out all their crap.

News in the TJ today that Irving Owned Cobalt Properties has bought land on Col. Nase Blvd. in GB-W.

Would be great to finally see some development there. An opportunity to seize on now that the new Welsford Bypass goes around the Welsford Irving and the NB Liquor agency outlet!!

Interesting news!

Cobalt typically does single-use suburban commercial stuff - so the most intensive development we can likely expect from them would be something along the lines of the BMO/Harveys at McAllister and Westmorland.

One day this city will be ready for TOD... one day.

So is Cobalt simply moving their Irving/Alcools location from Welsford to Colonel Nase?

Irving buys land at intersections all the time. This doesn't mean they will build.
This does many things.
1. keeps the competition out
2. have an option if the market needs a location.
I know of at least 10 overpasses they own land and haven't developed anything.

In the Welsford case, they are waiting to see what happens to that store. Volume is still pretty good but no where near what it was.
Time will tell.

Here are some things that are potentialy on the horizon on C Nase BLVD.
New Sobeys
New Tim Horton's
New Home Hardware
New School
New Irving with an NBLC agency store. Lease is up very soon at present location.

A lot of things need to happen first. One thing that needs to happen is someone to step up and build. Then the rest will or may follow?

Would be great to see all this happen... of course, then we'd have to wonder what would become of the present locations. Knowing GBW, they'd sit vacant and gather moss. :/

Anyone got the skinny on what's being built where the old timmies was on Old hampton Rd next to the window shop ? Or is it just the window shop expanding ?

Well it appears as though the Medical Center will not be built on C Nase.
They didn't want to pay the towns frontage tax.
They have finally made a deal for a piece of land at the Old drive in. Construction will start in a few weeks. This means the RVCC will lose the gym and phyisio office.
However, been hearing there is lots of interest in this space.

While that's some unfortunate news, but good to hear there's interest in the soon to be vacated space.

Hopefully the land purchase on C Nase by Cobalt properties will result in some development occurring sooner than later. Once others see activity happening there, ideally more developers would follow...

While I share your optimizim, I don't have a lot of hope for Irving building anything soon.
As I mentioned before, they do buy land around overpasses mostly to keep out competition. But you never know.....it could happen?

It could happen, but not to worry...It's been 2 1/2 years so I'm not holding my breath.....The town has really shot themselves in the foot with this whole frontage tax business which I still don't 100% really understand and why they haven't really done anything about it...

The town want to recoop some of the cost of building the road.
In all my years in business, you need to make this attractive not unattractive!
This will eventually be dropped as they won't have a choice. I would say after a new council is in place.
