At the DRC presentation back in July they said they wanted to get the permitting process started ASAP and move forward with groundbreaking as early as October/November. However, they have not filed for any permits other than the SAP from the previous version of the project back in 2014. Other large projects are typically taking 3-6 months to get all their permits issued. Unless something happens soon, this one won't get started until 2017.

SLS Hotel project gets taller and bigger.



According to Midtown Alliance, the proposed 43-story hotel and condo tower could soon receive formal approval. Trillist first announced its intentions for the SLS Atlanta Hotel Residences at Crescent Avenue and 13th Street back in June. Since that initial presentation, the design team has worked to improve the pedestrian scale and managed to squeeze in an extra floor, one extra hotel room, and 10 additional condo units.

The current iteration would contain 214 hotel rooms and 66 condo units atop 12 levels of podium parking, replacing a two-story midcentury apartment building. With the green-light from the DRC, the project could soon be ready for construction.

I really want to see what the correlated Selig development south of SLS will be.

SLS, Selig, 1138 Peachtree, 195 13th... not to mention 98 14th... that's a ton of new development for that pocket of Atlanta already seeing a substantial amount of investment. It's a really exciting time to be in Atlanta. I'm hoping more of the development bleeds towards the northern part of the EST, better connecting Midtown and the neighborhoods along that portion of the BeltLine.

Very PNW-ish of the neighborhood to start having small-footprint lowrise multi-unit buildings (this and the one on 14th St). Love it.

Emerson filed for Land Development permit today

Hanover Midtown's Land Development permit was issued (usually a sign construction is imminent)

No, they went before the Midtown DRC in early 2014 and were green-lighted by the committee at that time. They have several permits filed but there has not been any activity on them in over a year.

Nevertheless, there are some recent indications that the project is not dead. They were approved for Economic Development bonds by the Fulton County development Authority a couple months back. A couple weeks ago, the developer Integral Group closed on the site.

Others may be more knowledgeable about the process but this is my understanding:

Their Land Development permit has been ready to issue since July 2015. This means basically that they could start clearing the site and doing limited prep work immediately by simply paying the fees to get the permit issued. I expect they want to keep the parking revenue coming in as long as possible, so I don't think they will do this until they are ready to start construction in earnest.

Their foundation/garage permit is filed but not ready to issue. There has been no action on it since 2015. They also still need to file an additional permit to actually build the tower.

In addition to completing the permitting process, they will need to close on their lease purchase bonds with the Development Authority of Fulton County.

This all assumes that the rumored alterations they have made to the site plans do not necessitate restarting the permitting process.

Edited addition: The closing on the property by the developer does not really impact the permitting process. However, it is indicative that Integral Group actually intends to move forward with the project.

On a side note, Rohrig (who sold the property to the Integral Group) retained rights to the retail portion of the development as he and the Loudermilks have done with all their other projects in this area.

Saw a few new signs up today for a couple "mixed use projects" in Hapeville:

One at Dearborn Plaza and Central Ave.

And two that appear to be for the same project, one at the corner of Porsche Ave and Elm and another at the corner of Oak and Forrest. So they must have a scattered and / or very large assemblage of parcels. I believe the Hapeville development off North Central is a new Corner Tavern with additional retail, and the Porsche adjacent debelopment is the Solis hotel.

The address is 208 12th Street. It's a 4 story, 10 unit building. It's unclear if it's apartments or condos. I've seen both mentioned. There's 1030 sq ft of retail. Perhaps a coffee shop? It was designed by Praxis 3 and Elmhurst Capital is the developer.

Studioplex Adding Townhomes With Ground-Level Restaurants, Retail


Columbia Ventures in a joint venture with Studioplex LLC announced Friday in a press release the next phase of the mixed-use development in Atlanta’s Old Fourth Ward. The project will add 32,000 square feet of townhouses with ground-level restaurants and retail, located south of the Beltline at the intersection of Irwin and Auburn Avenue.The project is slated to break ground November 2016.
The number and variety of restaurants, retailers, service businesses and creative class office users expressing interest has exceeded all expectations,” Dillon Baynes, Managing Partner of Columbia Ventures, stated in the press release.Once the Studioplex parking deck completes construction in November, the groundbreaking for the nineteen unit townhouse-over-commercial project can move forward.

A future phase will include a midrise residential condominium over office building adjacent to the BeltLine and Edgewood Avenue.

Wow that project looks incredible. THAT is the type of project the Beltline needs. Great looking townhomes with retail on the bottom of them right along the Beltline. That was what the Beltline's vision originally was. Has instantly become one of my most anticipated projects in the city.

Couldn't agree more! Incredible use of space for an already active area. Maybe this spurs more development along Sampson, Irwin, and Edgewood. Looks to be a great use of space that really compliments the area.
