New Urban Apts @ Legacy

Hines Global has also acquired the rights to another 259,656 square feet of space that is under construction now. The firm also has the rights to 97,000 square feet that is set to be developed later this year.

Thomas is by no means done with The Rim.

The 259,656 square feet of space currently under construction, that constitutes Phase 5 of the development, explains Ryan Roberts, a leasing director with Thomas Land, which still owns that space.

“Once (Phase 5) is developed and tenants open, Hines will purchase it from us.”

Tenants are slated to open for business this fall.

The same is true with the 97,000 square feet Hines also has the rights to purchase. Thomas will sell the tract once development is complete.
There remains several hundred acres of land in the The Rim that have not yet been developed.

“Hines will likely be the buyer of the balance of what we develop,” Roberts says. “It’s just a natural fit for them to acquire.”

The Hines Global REIT invests in a diverse array of real estate assets — including office, industrial and multifamily properties.

I was just happy to see that it won't include a 20 acre parking lot.
I see that this hospital will soon be completed. Is there a second phase to it? What happened to the nice glass building that is shown on the sign posted at the I-10 frontage road at this consruction site?

Aside from the news about the news about the 3 data centers under construction, there was a small detail about Frost's new building in Westover Hills.

Of everything under construction right now in San Antonio, aside from Pearl, my favorite is the apartments going up in La Cantera. I'm definitely impressed with both the design and quality of the construction.

It would've been nice to have a little more retail in the first phase, but I think they did a great job of making those ground level apartments look appealing from the outside. The only thing they'll need to do is eliminate the small parking lot between the apartments and Cheesecake Factory.

If this is any indication of where La Cantera is going in the future, we should be very excited.

Nastasi said the city has already targeted a few, including property on the east side of Interstate 10 along Dewhurst Road, a parcel adjacent to the Dave & Buster's near the Wonderland of the Americas, and the former Lack's property at Fredericksburg Road and Hillcrest Drive.

On the street level, there will be about 3,500 square feet of commercial space. Amenities will include a gym, swimming pool and clubhouse with business center.

Construction is expected to start in the summer and the development could be complete by fall 2015.

Currently, the firm is gearing up to build a 144-unit apartment complex called Emerald Village at Loop 1604 and Redland Road, and Markson said it is looking to partner to develop a 300-unit multifamily project near St. Paul Square, just east of downtown.

The firm has already developed projects such as the Cevallos Lofts near Southtown, the Tobin Lofts at San Antonio College and a student housing project near the University of Texas at San Antonio called the Luxx. NRP also started work on the second phase of Blue Star at the former Big Tex site along the Mission Reach, and is in negotiations with the city to develop the Red Berry Estate on the East Side.

How weird. Balcones Heights has always struck me as a strange place anyway. Half of the municipality is taken up with Crossroads Mall and the other half is worn out old subdivisions.

I always thought Balcones Heights would be a great place for a northwest 'downtown'. Start with the mall. Raze it, and lay out a public street grid. Then just make super dense building codes, and go.

I think we've had this discussion about the potential for this section of the "city" before. I think the consensus was that there would need to eventually be a hike in rents to justify the costs of investment of the shopping centers and lots mentioned in the article, to convert to mixed-use, dense developments.

At least it sounds as if the "will" is there from BH, and that is more than can be said for other local municipalities. I applaud them for that. When you are landlocked, the only way to grow is up, and there are a few things working in BH's favor to ensure that in the next decade it will look at least a bit different than it does today.

New rendering for The Prado student housing development currently under construction across from UTSA's Main Campus on the far northwest side.


It's also across the street from The Block, a popular food truck park.


The Prado is one of three large student housing developments under construction at the UTSA main campus.

Does anyone have a rendering of the Frost campus going into Westover Hills? The site has two large cranes and one tower crane.

WestRidge, the new 500,000 sq ft office development at La Cantera has its first tilt-wall up.

Shameful use of space at a critical intersection that once had the potential for decent density.
