No offense Nexis but all these projects are so depressing!Blame and cheap...I'll never figure out why you guys in the U.S. always try to mimic european styles.In beautiful California they spoil gorgeous sceneries with fugly faux Tuscan for exemple.I guess the developers make huge money as for a basic single house you got nothing cheaper than a million dollar!

IRVINGTON — New Jersey has two more transit villages, bringing the state's grand total to 30, the Christie administration announced in a release Wednesday.

Park Ridge and Irvington have secured the state's "transit village" designation, an NJDOT-administered program that connects transit hubs across the state with experts and funding to redevelop the land surrounding them.

Those in Irvington say they are hopeful that the new designation will be the first step toward a revitalization.

"This is a tremendous designation for Irvington," said Wayne Bradley, the township's Director of Community Development. With the help of the designation, "we are trying to uplift (the area), create a real ambiance, and get Irvington to be a place."

iStar’s Block by Block Redevelopment Picks up Speed

According the city’s redevelopment plan for the area it is envisioned to contain 3,164 residential units and close to 450,000 square feet of commercial space. The plan also calls for updating the utility infrastructure and improving public streetscapes.

Thus far we’ve seen iStar’s block-by-bock development of The Vive and the K. Hovnanian South Grand homes [shown at right], both with 28 units.

This past year construction of the Boutique Hotel at the former Salvation Army site that sat vacant since 2004 got underway and to help solve the city’s parking crisis, the redeveloper constructed three temporary parking lots and helped lay the foundation for the North Eats Food Truck Court.

But as construction of the 34-unit Monroe Condominiums project kicks off next month, all eyes will turn to the Esperanza.

The Esperanza was planned as a luxury condominium complex but construction stopped near the end of 2007 due to economic conditions.

“It’s time,” Cheripka said of plans to refurbish what many in the community call an eyesore.

He said only that more will be revealed in the upcoming weeks and months.

The first phase, known as "Roebling Lofts," calls for transforming Building 101 into 138 lofts. In an effort to achieve a "gold" LEED rating, HHG will install energy-efficient features throughout the smoke-free building, including a green roof, solar panels, LED lighting, induction ranges and combination washer-condensing dryers.

The lofts will have wall-to-wall windows, high ceilings and a spiral staircase leading to the bedroom. The rents will be $1,300 for a one-bedroom and $1,150 for the 28 moderate-income units.

"This will be the epitome of cool," Henderson said.

The second phase, "Roebling Lofts II," would add another 52 lofts as well as restaurant and retail space to Building 104-5 and a new building.

The third phase will be known as "Roebling Works." Buildings 114, 110 and a new tower would be able to accommodate between 100,000 and 200,000 square feet of commercial space, restaurant space and a 949-space parking garage for residents, workers and visitors.

Master waterfront redeveloper iStar Residential outlined its plans for a new 16 story high-rise at the former Esperanza site during Tuesday night’s Technical Review Committee [TRC] meeting.

“This obviously has been a long time coming,” said iStar Senior Vice President of Development Brian Cheripka. “We said all along that we were going to take our time and work our way up to this project…We strongly believe that now is the time to deliver this project to the community.”

Designed by Gary Handel of Handel Architects, headquartered in New York, the mixed use development on Ocean Avenue includes retail space, a boutique hotel, luxury condominiums and a three-story parking garage.

AvalonBay Communities will construct a more safe and fire-resistant apartment building at 240 East Shore Road amid concerns after a fire at an AvalonBay building in New Jersey earlier this year, according to a Village of Great Neck official.

Village of Great Neck officials asked for modifications to the code for the construction of the 191-unit apartment complex after an Edgewater, N.J., AvalonBay building burned down in January, displacing 500 residents, according to the village official who asked not to be identified.

Village of Great Neck trustees gave AvalonBay Communities final site-plan approval in December 2014 to build the complex, which will consist of 81 one-bedroom units, 79 two-bedroom units and 31 three-bedroom units. Some 10 percent of the total apartments will be used for workforce housing.

Construction of the apartments began on June 4 when AvalonBay broke ground at the 3.85 acre site, which had housed six above-ground petroleum tanks owned by Commander Oil. The tanks were demolished in March.

Edelson said the project is expected to be completed by winter 2017, weather permitting.

I remember as far back as '07 when I was overwhelmed by how much Asbury Park seemed to be coming back. Everywhere you looked there was construction and restorations. Shortly before then, I sensed A.P. as being unsafe even during the day. Since '07 it's been like a phoenix.

Its still pretty dicey west of the tracks... That probably won't change for another 10 yrs...

Mount Kisco

We've been living in Westchester County with my in-laws for the past year. There is a proposal for a 217-unit mixed-use development with 50,000 square feet of commercial space in downtown Mount Kisco. This looks like a pretty good proposal.
