And a great way to encourage developers to build a 3 unit building when the lot could support 4+.

A solution in search of a problem as the saying goes.

I don't know what I think about this yet. But this... "To encourage continued development, buildings with sprinkler systems are allowed greater height, floor count and floor area per construction type, according to the release."

...might do the opposite? Someone who might have the right to build a four unit building may now be able to build six? It might push/allow for more density?

zoning change sign was going up today next to the AM 1980 building and the Margie's Candy rehab. I think it's a new 4 level apartment building on a pretty tiny vacant lot backing up to the L.

Most other cities already require sprinklers in multi units. This doesn't affect existing buildings, just new construction and will be more than made up for by the savings of being able to use Pex and PVC instead of copper and cast iron.

This quote alone is all you need to see how goddamn corrupt this city is. How does the 4th or 5th largest urban economy in the world rely on a building code that hasn't changed since the end of WWII? Only when the powers that be want to use archaic code to benefit themselves.

If the city is really going to revise code then how about allowing those 4 and 5 over 1s that are going up everywhere west of the Mississippi.

In today's less-exciting news, A 12,000 sq ft office building, Chick-Fil-A and a landscaped parking lot are coming to the Northeast corner of Fullerton and Damen, on the Vienna Beef property. Restaurant will be on the southeast corner of the lot in question. Much akin to the McDonalds-big box property nearby.

^ i want to be upset by that, but the elston corridor up to diversey is a completely suburbanized lost cause at this point anyway.

^^ Are we talking about the lots just north or south of Elston? If talking about south of Elston that's really too bad. Thought it would make a very good location for a pocket park there.

.....The West side of Elston I have absolutely no issue being an auto-center retail hellscape. It makes sense give proximity to the Kennedy and UP-NW train embankment. It would be nice to see the east side of Elston eventually turn into a continuous walkable mixed-use neighborhood continuation along the north bank however.

^ It's almost better if we allow some auto oriented development in a few defined areas and corridors as a "release valve" so that we can focus on making the rest of the city as urban as possible

There is a zoning application to renovate 1100 W Fulton Market (Fulton Market & Aberdeen) into retail and office with a new 5 story addition on the small surface lot to the west of the building. This is a block from Google.

By the way, I think TUP was talking about it but yes there's demand. Not only did a company looking to expand their office space big time have to turn down Fulton Market because there was no office space available ASAP for their size, but another company ServiceNow has just leased 2 floors (48,000 sq ft) at 1201 W Lake (https://www.chicagobusiness.com/comm...-fulton-market). Demand is definitely there.

Upwork which is based in Mountain View, CA. This is from January 30th. They are going to go near OPO at 525 W Van Buren and leasing nearly 70,000 sq ft. Based on my calculations, they are probably going to be adding another 400-500+ people in Chicago. Current office is 224 N Desplaines.
