Has anyone seen the Genral lately? Kind of worried about him. He's usually a regular poster.

There are lots of downtown gyms for people to workout, this would be great to build this into an Olympic size spring fed lap pool.

This project is just plain doomed. A gas leak at the site has closed downtown blocks:

ancient indian burial ground for sure

That's when the portal to the netherworld opens up and sucks in all the construction equipment. I hope they have insurance for that.

“Everything about this project still feels really great,” Homsey said. “It’s been a slow process, but things have held together. We’re glad to be officially under way.”

As usual, the AAS is slow to get the news to the table, but it was an interesting read. Apparently, they weren't surprised by the ground water issue and in fact expected it. What impressed me was despite it, they decided against the cheaper alternative of building above ground parking but they said "It wouldn't have been the right answer for our neighbors or for Republic Square Park across the street." Freakin bravo!! I think the delay works well for them since they will be coming on board after most of the hotel activity winds down and it looks like they are bringing a brand unique to Austin and not cookie cutter or generic. At only 160 rooms, it shouldn't be hard to keep them occupied. This will be worth the wait and look awesome next to the park. I may be more excited about this than most of the other projects.
On a side note, I met one of the structural engineers who is working on the Fairmont today. He was based in Virginia just outside DC. He just moved here permanently because of all the construction activity going
on. I told him about this forum so maybe he can chime in from time to time when he settles in. He got his engineering degree at UT as did his wife. Its cool to see UT grads moving back to Austin.

Not sure what has to happen to move this from prep to UC but lots of activity yesterday. Trucks constantly moving in and out all afternoon. Work seems to be progressing at full steam.

We need to see something permanent from the structure before we consider it under construction. For instance, concrete being poured or metal pylons being placed.

Concrete retaining walls for the below grade parking structure don't count?

Seems like it should. Thought I saw pile drivers going at it too. May be mistaken though.

I personally think cement being poured for retaining walls counts as U/C. But cement being poured for columns is what SSP typically considers U/C. That won't be long.

HFF Arranges JV Equity for Austin Mixed-Use, 24-Story Development

Quote:
Austin, Texas—HFF recently arranged joint venture equity for the development of a 24-story, Class AA+ mixed-use residential and hotel project in downtown Austin. Gables Republic Square is scheduled to be completed by 2019.

HFF worked on behalf of developer Gables Residential to arrange joint venture equity for the development of the property through The Carlyle Group. Director Robert Wooten and Senior Managing Director Matt Kafka led the HFF debt placement team representing the borrower.
