Wow, quite an addition and nice to see them adding to the old concrete towers next door. If construction will kick off on all plans in the area, Lougheed-Burquitlam corridor skyline will soon rival Metrotown with only Brentwood leading both of them in Burnaby.

Wow the tallest tower looks taller than the alleged 48 storey. For a rental tower accessible to people, it will make its mark more than Gilmore Place.

Does anyone know if Cameron Elementary will be renovated or redone? It seems like a responsible thing to do given all the development in that area.

Do you think with the new Mayor for Burnaby will approve more all rental development like this? The council is mostly the same though.

Big props to everyone involved with Milano. Such a refreshing break from the norm - pretty much an entirely-new vernacular for contemporary residential tower architecture in the region.

Do you mean you are skeptical of Burnaby council approving an ALL rental development vs a market condo development or simply questioning the viability of the density and height of the project? I don't see any council left or right leaning that would kibosh a rental project and ask for market condos instead.

Agreed! Like it or not, its very different. That's a good thing, particularly for a non Downtown tower.

Its nice to see Brentwood get Aviara, Milano, Akimbo, nice towers that differentiate from the norm.

In the sense that Metrotown evicted renters from rental buildings that were replaced by market condos. The above Lougheed Village proposal AFAIK is one of the only rental projects to come around in years in Burnaby.

Coquitlam, unlike Burnaby, seems to be required if you get rid of rentals that you have to replace them with more rentals or a rental component in a new condo development.

Could or will Burnaby try to do the same. Knock down a rental and a portion of its replacement must be rentals now that they have a new Mayor.

Actually the latest Burnaby Major Developments lists rental buildings in Southgate, a couple in Metrotown, one on Hastings near Gilmore, and some up on Burnaby Mountain by SFU.

I wouldn't be at all surprised to hear Mayor Hurley suggest some kind of rental replacement plan. From a CBC article:

I have a task force of experts we're going to put together, of experts, that hopefully we can put together with the agreement of council and come back with the right solutions. Perhaps some of those solutions are to keep some of those buildings in place.


You want a moratorium on development that is not yet approved in Metrotown until the city can find similarly priced rental housing for the residents that already live there. How realistic is this?

I think there's good opportunities now to partner with the provincial and federal governments. We do have some money set aside for housing fund, so we need to tap into those.

We need to take a real look at the extra land Burnaby has to see if we can tap into some of that, for example, for co-op-type housing or co-housing.

So there are other options we can use to allow people to stay in Burnaby and tell our families to start out their lives in Burnaby and that's an important piece moving forward.

Already in the works and a few projects from the summer were put on a waiting list for the new rental component policy to come through post-election. Whether this is market rental or non-market depends and might be case by case, I'm not sure yet. We were trying for more density for non-market components and the last council said no, but I think that's changing.

Well if they are knocking down market rental one would assume it would be replaced with market rental.

And I don't see the new mayor causing any developments to slow down. Replacing rentals being demoltioned with new ones will address the issue. Frankly this is how it should've been all along.
