I bet if they tore it down, they could sell that land pretty quick!

Historic Moncton Castle Up For Sale Again

Moncton's historic Castle Manor has been listed for $650,000 by a local real estate agent who says there is interest in restoring the building.

The Gothic Revival castle is a landmark along Mountain Road but has been vacant for years.

There has been a flurry of activity at the site lately with a for sale sign now up and a new roof going on, which real estate agent Kathy Guitard says will bump the price up by about $50,000.

Looks like the empty lot on Main street (accross from the Capitol) has finally been sold.

According to L'Acadie Nouvelle, a family from Vietnam has bought the land and plans to build a 3 story building.

According to the article, the buyers are planning to start construction this spring and the building will be either 3 or 4 floors with ground floor retail and office and apartments on the upper floors.

The article also mentioned the project at 55 Queen street and says that "several" units have been sold.

I can confirm. Condos are selling fast and we're also receiving many rental inquiries for apartments. The sales center/model suite will open in February and construction should begin in April.

Good stuff.

If the condos at 55 Queen sell expeditiously, this might kick start the high end downtown condo market in Moncton.

Looking forward to seeing shovels in the ground this spring!!

One thing that I really like about the FiveFive development is that the stunning architecture and design puts pressure on developers to do way better for future developments in the core. Downtown now has a new set of standards, and customers knows that.

Demolition happened yesterday.

I presume construction for the new Zio's restaurant will start later this year.

Dewey Block

http://22864.vws.magma.ca/index.php?&article_id=12367

Quote:
For more than 13 years, Metro Moncton residents and visitors alike have looked at the Main Street lot where the former Dewey Block once stood and saw only a gaping hole surrounded by a plywood fence.

Investors from Vietnam, however, saw an opportunity.

“I can confirm that the property has changed hands,” David Gagnon, president of Dieppe-based Prime Realty, said yesterday.

Construction could begin as early this spring on a three- or four-storey building that will likely feature office and/or retail space on the ground floor, with possibly more office space on the second floor and a residential component in the remaining upper floors.
It's great to see something like this, I hope they do get a start on this in the spring, it would be a great addition. With the use of Stone, Brick and Arched windows this could be a very nice project.

This is what they have planned:

This is the type of infill that is perfect for small lots in the downtown, especially on Main Street. This should fit in perfectly with the old Times Building next door and the CCL Building next door!!

Moncton's Castle Manor May Soon Have New Owner

Realtor Kathy Guitard has accepted a conditional offer on the Gothic Revival-style structure, she told CBC News on Thursday.

The landmark building, located on Mountain Road, was listed at $699,000.

Guitard declined to discus any details, citing confidentiality.

The real estate listing has captured national attention.

Earlier this week, the website of the Vancouver newspaper The Province featured a story about the sale, showing the 19,000 sq. ft. building is more affordable than some bungalows in the city's east end.

"Due to tremendous interest, there may be backup offers received over the course of the next few weeks," Guitard stated in an email.

Castle Manor has been vacant for years. Guitard has estimated it would cost between $500,000 and $1.5 million to restore the building.

It was put up for public auction last May after the former owner defaulted on the mortgage, however there were no bids and it has been empty since.

It's currently owned by a development company in Toronto.

What could you use it for? It's a beautiful building, I just don't know what you could actually use it for.

Yes, that's my ideal use for this property as well.

It could make an interesting private school too……...

A private school for the deaf, the only one I know of is the one in Belleville, Ontario. Kids from all over come and live at the school in a campus atmosphere.
