It's so good to see this project underway! I love what they've done along that column. Sweet.

A confidential source tells me Little Big Burger has backed out. Something about the limitations in the kitchen, apparently the fan would cost upwards of $100,000.

I asked if the plans had been scrapped on little big burgers Facebook page and they said they were still moving forward with the south waterfront location and that it should be open in June.

I guess we will see soon enough.

Hyatt hotel project selected to be built on South Waterfront lot

Quote:
A six-story Hyatt House hotel could begin rising on one of the last developable lots in Portland’s South Waterfront District as soon as next year.

The Portland Development Commission is entering final negotiations with developers Jack Onder, Dike Dame and Homer Williams for a $5.25 million sale of a PDC-owned property known as Parcel 8.

Following a request issued in February, the PDC received three proposals for the vacant, 1.12-acre site. After an internal review, the PDC selected RiverPlace Partners II, which envisions a 205-room, extended-stay hotel that could be ready for guests by the middle of 2015.

This is not South Waterfront, it's RiverPlace. But then DJC articles aren't known for their accuracy.

OHSU buys two South Waterfront parcels
Portland Business Journal by Wendy Culverwell , Business Journal staff writer

Oregon Health & Science University extended its hold at South Waterfront with the acquisition of two pieces of land now used as a dahlia garden and off-lease dog park.

OHSU paid $13.6 million for blocks 23 and 27, directly east of the OHSU Center for Health & Healing and south of the Ross Island Bridge.

The 4.5-acre site will likely be developed in the future with patient care facilities. There are no immediate plans to proceed. An OHSU spokesman said the dogs and dahlias are welcome to stay for the foreseeable future.

OHSU funded the purchase from its own general fund. No state dollars were involved.

North Macadam Investors was the seller.

Wow, didn't see that coming! At least we will be able to keep our view for a while longer.

Still no activity at the Little Big Burger location. Hoping they come through.

That's kinda good/bad news... OHSU is a big employer with deep pockets, but OHSU is also tax exempt, and therefore further bankrupting the N Macadam urban renewal fund. Also, North Macadam Investors had proposed four 20+ story residential towers on those same waterfront properties before the crash, now we can expect them to stay vacant lots for 10-30 years before OHSU gets around to them (remember they are prioritizing the Schnitzer Campus area, and they already owned 5 parcels next to the Center for Health & Healing before adding these 2).

The good news is OHSU will have room to expand until roughly 2040 keeping them from their previously proposed suburban flight. The purchases could also be used for non-school related/ outpatient space such as more senior housing, start-up lab space, or re-sell/ swap lands with other developers. I'm also curious if OHSU will keep buying SoWa until there is no gap (Zidell, etc...) in their campus... Regardless, South Waterfront is moving farther and farther away from the initial glass towered dream, which is not necessarily a bad thing as the area is evolving into it's own sense of place (dare I say 'neighborhood').

Quote:
OHSU has no immediate plans for development on the parcels at this time, but it expects to construct new outpatient facilities on the land to both replace aging patient care areas on OHSU’s Marquam Hill Campus and in response to expanded need.

Mirabella meets its low-flow sewage goal – but just barely
POSTED: Friday, May 4, 2012 at 02:47 PM PT

...But for the designers of the $222 million Mirabella high-rise in Portland’s South Waterfront District, the stakes for meeting sustainability targets were especially high.

Pacific Retirement Services, the project owner, initially hired Ankrom Moisan Associated Architects to deliver a Leadership in Energy and Environmental Design silver-rated project, but the designers came up with a convincing business case to reach for platinum: An investment of an extra million dollars up front would reduce operating expenses sufficiently that payback would be achieved in three years, according to architects’ estimates.

Now, after a year of occupancy in the 30-story Mirabella, the architects want a reality check.

...

Building performance analysis for the Mirabella

Operations: 38 percent better than a comparable facility built to minimum code requirements

Annual energy charges: $0.97 per square foot

Annual water and sewer charges: $0.19 per square foot

Approximate total utility costs: $1.16 per square foot

I guess those are more common than I realized. There is (was?) one at The Mosaic too (SW 11th & Columbia). I'd bet there are a few in the Pearl too. The Mosaic is one of the coolest condo buildings I've ever been in, but it's riddled with major problems.

The Zidell family has bought a South Waterfront office building, bringing its holdings in the district to 33 acres.

ZRZ Realty Co., the real estate arm of the family's Zidell Cos., said Monday it had acquired the 43,000-square-foot 3030 Building, located at 3030 S.W. Moody Ave. The 2.77-acre site is bordered on three sides by onetime industrial land already owned by ZRZ...
