Went down to the site today. They have poured the foundation--looks like they may have done it last week. The rebar is starting to go vertical. Once they get going, I believe they have claimed they can do a floor every 5 days. From the WebCor site: "We are currently showing a 5 day floor cycle for the construction of the high rise, and a 5 day per floor cycle for the curtain Wall and all interior finishes."

okay, silly question:

does 301 mission have subterranean parking? it doesn't look like it. i see a massive slab foundation. does this have something to do with the future transbay plan? or maybe i'm just not seeing it right? i never saw a deep excavation on site.

From http://www.sfnewdevelopments.com/blog/?cat=105 . It may be in the podium structure they haven't started working on yet.

[quore]Construction continues full-bore on three San Francisco high-rise condominium developments south of Market Street that, when completed, will dramatically redefine the city”s skyline. The projects — the Millennium Tower at 301 Mission St., One Rincon Hill at First and Harrison streets and the Infinity at 300 Spear St. — are part of a targeted effort by the city to generate 11,000 new housing units, 2,500 of them affordable. San Mateo-headquartered Webcor Builders began excavation last year for the 1.7-million-sq.-ft., 58-story Millennium Tower, a major component of the city”s Transbay Terminal redevelopment district. Located between Fremont and Beale streets, the $400 million project includes 420 luxury condominium units ranging from one to three bedrooms. Included in the number are two penthouses.

Millennium also features a two-story glass atrium; 8,000 sq. ft. of retail space; and 18,900 sq. ft. of amenities space, such as an enclosed pool and spa area, resident owners” lounge, kids” area with changing rooms and fitness facilities. A five-level underground parking garage will provide space for 350 cars. “We went with a concrete core and a concrete frame as opposed to a steel structure, and so from that aspect it”s a stout building,” said Glenn Rescalvo, partner and project architect for Handel Architects, the development”s New York-based architect of record. “We have exterior moment frames pulled away from the cornices to allow floor-to-ceiling glass with no parameter beams. The exterior moment frames are somewhat redundant, taking a 25 percent additional load of the building.” Handel employed a variety of glass and metal materials, chamfered corners and 10-in. aluminum fins to give the tower a look and shape reminiscent of crystal. Construction on the Millennium Tower began in September, and final build-out is scheduled for late 2008. New York-based Millennium Partners is the developer.[/quote]

i forgot to post the verbal update from webcor...

UPDATE
July 2006

Almost 950 piles for the Tower were completed by Mid-May. Excavation, shoring, and foundation work for the Mid-Rise and Amenities is scheduled for an October 2006 start.

The elevator matt/pile-cap was tied with rebar and the concrete was placed at the end of May. The bottom climbing crane was erected and certified within a week after this pour took place.

The project worked through some last minute technical rebar challenges and placed the 6,200 cubic yard, 10 foot matt/pile-cap for the Tower Mid-June as scheduled.

Placement of the vertical rebar for the main core of the Tower began soon after the matt/pile-cap pour for B1 level. After the completion of the rebar, the first stage of three for the core climbing system was erected and concrete placed early July. Next core pour (the second stage of the climber system) is scheduled for the third week of July. After the third pour, the core climbing system should be completed and will pace three floors ahead of the deck pours.

Shotcrete for the exterior walls on the B1 level started work the first week of July and will be completed before the end of month. Work on the structural columns and walls started the second week of July and will also be completed before the end of the month.

Forming for the first level deck will begin early August once all the vertical work has completed.

I think right now concrete is rising out of the street, because the pic above is like three weeks old.

I took the picture above and started the Millennium tower article on wikipedia. The pic is a little old, but here is an update from Webcor.

August 2006

TOWER

Core wall climbing system assemblies were completed and the third lift of the core was placed. Columns and interior walls are being placed as the level-one deck is being formed with a pour date at the end of the month.

Here's an update from me. The core of the tower reaches around 3-4 stories high and several massive concrete columns can be seen surrounding the core. To the east of the core, there like a 'wood box' and to me it seems like the ramp into the future underground parking lot under the shorter tower. Speaking of the shorter tower, wait a while before excavation for the underground garage-foundation begins, because there's still a lot of stuff lying on the where the tower will rise.

Pics from 8/16.

The site on 8/16.

Lots of construction items lying around and no sign of the tower and garage.

The, as of 8/17, short crane.

Closer view of the structure and core.

More stuff and worker hosing down the dirt to keep the dust down.

The wooden box.

Another pic.

I'll do another update later.

i wonder when they'll begin excavation for the underground parking garage and 11 story mid-rise. it seems they have to use the entire site for equipment/ construction material storage.

So far, the construction technique looks similar to that of US7 in HK : concrete core and concrete columns around it.

Webcor posted this article on 8/1/06 it says that the mid-rise will start in October.

Webcor Drives 950 Piles for 301 Mission Project in San Francisco

08/01/2006 Daily Pacific Builder
SAN FRANCISCO - Almost 950 piles for the Tower at 301 Mission St. here have been completed, and exca¬vation, shoring, and foundation work for the mid-rise and amenities portion of the project is scheduled for an October start, according to the project's general contractor, Webcor Builders.
301 Mission is a condomin¬ium/mixed-use project that will include a 645-ft., 60-story tower plus a 12-story amenity building. The two buildings will be connected by a tbree-level podium. The project also includes an atrium and five levels of below grade parking. `
Total area is approximately 1,150,000 sq. ft.
Webcor added in its recent update that the elevator matt/pile-cap was tied with rebar and the concrete was placed at the end of May. The bottom climbing crane was erected and certified within a week after this pour took place.
The project worked through some last minute technical rebar challenges and placed the 6,200 cu. yd., 10-ft. matt/pile-cap for the Tower in mid-June as scheduled.
Placement of the vertical rebar for the main core of the Tower began soon after the matt/pile-cap pour for B 1 level. After the completion of the rebar, the first stage of three for the core climbing system was erected and concrete placed in early July. Next core pour (the second stage of the climber system) was scheduled at press time. After the third pour, the core climbing system should be completed and will pace three floors ahead of the deck pours.
Shotcrete for the exterior walls on the B 1 level started work the first week of July and was scheduled to be completed at press time. Work on the structural columns and walls started the second week of July and will also be completed at press time.
Forming for the first level deck was scheduled to begin this week once all the vertical work has completed.
Site excavation began on the project last fall. According Handel Architects, the design creates a significant architectural landmark for the transformation and redevelopment of the Transbay Terminal district in San Francisco. 301 Mission St. is being developed by Millennium Partners, which completed the Four Seasons Hotel & Tower on Market St. with Handel Architects in 2001.
The tower will be the fourth tallest building on the city's skyline. The exterior design creates the impression of a translucent crystal, delicately detailed and taut in character, incorporating a variety of glass and metal fins to craft a sense of lightness and transparency. The tower's slender proportions, combined with clean lines and sleek profile, visually reinforce the elegance of the tower's crystalline character and enhance the skyline as an architectural landmark. The exterior profile of the tower has been sculpted with chamfered corners and faceted planes creating a perception that the tower's silhouette shifts as the light changes throughout the day.

The project is scheduled for completion in April 2009.

San Francisco is already one of the coolest cities to see from a mile or two away, with all the recent projects, it will only get better.
