New windows on the upper floors and check out under the keystone at the entrance...Under Armour has stamped its presence. Makes sense for a flagship store, but still cool to see it.

Pearl is doing good work, seriously.

Frankly, almost every 2-story building along the Walnut/Chestnut West corridor - of which there are dozens - should be available for this type of smart, economical overbuild. Prime locations, under utilized square footage.

Agreed this type of overbuild will certainly be an aspect of the continued growth of Center City. I think some tear downs are in order as well like the two 1-story buildings on the NW corner of 17th and Chestnut that houses GNC, Buffalo Exchange, Jimi John's, etc.

Ha! I think of a wrecking ball every time I look at that strip. The only thing worth preserving is that "pocket park."

Some of the low slung buildings along Chestnut and Walnut would do nicely with this kind of treatment. My fear would be wholesale slab time - purchase and consolidation of parcels to put up hideous block long travesties like 1900 Arch. What Brickstone did on Chestnut with The Collins is a temple for how to do something like that properly.

^^^Even that one-story Marathon is underutilized. Forgot a high density building, Imagine if they just built a rooftop deck space right there? Effectively double their capacity warmer months and give them a huge competitive advantage (regardless of food) - the unobstructed views would be really urban and unique.
