I have to wonder what a large number of Google staff (+1000) working in 200K of office space at Green will do to downtown rents and condo sale prices. I know a large % would want to live downtown very close to work (walk/bike) thus raising prices. This has happened in the Bay Area. Do I hear 10% or more?

If you want a Rolls Royce, you will have to pay more than Chevy prices to own one. And, fortunately, Austin has more than 49 square miles to choose from. Anyone in the Bay Area can enjoy San Francisco, and anyone from Austin can enjoy Downtown!

Endeavor Real Estate and The Trammel Crow Co. gave a presentation to CREW Austin on February 26, 2015. The Trammel Crow presentation was for the Green Water site. (Endeavor's presentation was for the Domain.)

A Tale of Two Downtowns

There's a few interior renderings of Green Water Office Tower that haven't been posted, but most of the renderings, we've seen already - but some of the ones in this presentation are big, beautiful full-screen images.

OK, I'm old (and drink a lot) so maybe dementia is starting to set in, but I don't ever remember seeing these renderings for the Green Water site.

They're big renderings, so I'm just going to link to each one.

I have never seen those before either. They are obviously not current, but are much more recent than the ones we had when the ECC site was proposed as two smaller towers.

Interesting how accurate an anticipation of the design of the Independent this was given that the renderings were certainly conceived prior to 2008 (given the lack of so many buildings in the view).

That was the bid proposal that Forest City had planned for GreenWater. Those are the best renderings I've seen of their plan, though. If you go to the 2nd page of this thread, I posted one of the renderings they were showing.

And here's the thread in the main section with all the renderings. I also took some of the Stratus proposal, which was my favorite plan. Trammel Crow did state they were planning something up to 725 feet according to one article.

As soon as you said "Forest City" it all clicked and came rushing back to me. I remember this design now. It's astounding how similar the Trammel Crow result looks to the Forest City proposal, though. I wonder what that means for Block 185? Maybe it really will be relatively short.

I remember the Forest City design, too, but I only remember seeing those small watercolor-ish renderings. I don't even remember seeing that other big photo that Kevin found that looks more like a model. Must be the vodka.

The Trammell Crow proposal

The team's plan includes buildings as high as 725 feet that would house:

265 apartments 500 condos

235 senior assisted living units

588,000 square feet of office space

160,000 square feet of retail

A 375-room hotel
I'm assuming that was supposed to be Block 1 where North Shore is going up, but still.......
