This is where that proposal for an office building has been for years? I think there's still a sign up on the vacant lot, just across Mississippi, west of Ecliptic Brewing. This project would be great there.

This is U/C. Very excited as I spend a lot of time in that immediate vicinity.

It's going be nice to see the adjacent Holst-designed residential building go up, too. Poetic justice for Holst after the Kurisu debacle up by Shaver many years ago.

This is refreshingly distinctive. Appears to be another CLT wood structure. There might be opportunities for small balconies near the corners where recessed areas occur as each "bar" laps over the "bar" below.

This is the project going on the very small triangular lot at the southern tip of the pair of lots you're referring to. This is the Holst project for the larger lot - or at least what they have on their website.

The project at the SW corner of Williams/Mason is now U/C.

The building at the NE corner of Williams/Shaver (with the mural, part of which is being preserved) is fenced off -- demo appears imminent.

A large parcel on the north waterfront near the St. Johns Bridge may soon see a transformation from its current assortment of warehouses to a multi-use area with public river access over the next couple of years.

In a pre-application for a zoning change, Mainland Northwest LLC envisions multi-dwelling residential, retail, office and manufacturing uses for a 15-acre site in North Portland.

The site is currently zoned for general employment, but the developer — in keeping with the Comprehensive Plan Designation — wants to get that changed to central employment. It's also zoned river general, due to it's Willamette-fronting location.

"It's not just a piece of property," said Brian Wilson, Northwest development partner with Mainland Northwest LLC. "We need to be very thoughtful and mindful about what we are going to try to propose for the future."

Peloton Apts

I went into the leasing office and saw a studio and one bedroom. They're decent apartments but overpriced for the area in my opinion, the market says otherwise. I didn't like that if your rent was below $1,600 you were ineligible for covered parking. The people in the leasing office said there is ample street parking available in the area (lies). They're offering one month free rent.

Meanwhile down the street Cook Street Apartments is offering one month free, 1k off, and waiving application fees.

I think we are starting to see the first signs of overpriced apartments saturating the market and ignoring the market that is desperate for more housing, which require much lower rents.

It is amazing to me how much has gone up along Williams, I don't even recognize that street anymore.

I for one would be glad to see the rents come down.

When I come back to Portland, it will be nice to not feel the rent squeeze I did the past 3 years.

Yeah, I have been surprised at how many buildings went up in the high category. Where do these people get all this money! I only know a very few people who can afford these rents!

When I moved last year I was surprised to find NW apartments to be $200 or more cheaper per month than North and SE Portland. Maybe it was the specific places I was looking and that I needed a 2 bedroom? Still surprising.
