Zoning height is 108 metres but there is a big mechanical penthouse I included in the height in the thread title.

My thoughts;

Good:
-The Rideau tower looks nice, balconies, good height.
-The podium and street presence seems really good, open, wider sidewalks and a huge improvement on what's currently there

Bad:
-What's going on in the back? Looks like 3 lotline-to-lotline buildings crammed together. Not visually pleasing at all, way too bulky and boxy.
-Location is bad. It's too far down Rideau. Not close enough to market, rideau centre or downtown to be "hip or good location". The surrounding area is a dump.. I guess developments like this are what will help the area in the long run but I'm just not sure this is where we should be building/focussing right now.


Anyways, for me, bad outweighs the good on this one. Not really a fan. Kinda hoping it doesn't go through.. Let's focus on better things.

WHOA! Am I reading that rendering right.. it looks like they're recreating the intersection of Chapel & Beausoleil!

I always hoped that redevelopment in the Beausoleil area can fix the horrible street grid damage the area suffered from under those "urban renewal" schemes. Looks like this development does what it can to do so

This will look exceptionally tall sitting up on the hill...the buidling next door (horizon?) looks a lot taller than it is from a distance. All these projects going up on Rideau in the next few years will transform the street in a very good way.

I like the ground level facing Rideau. The other building is stumpy as other people noted.

I didn’t know Trinity was in the condo business. Is this their first condo project?

Yes, the grid in this area should be restored, as much as possible, one little bit of erasing-the-60s at a time.

I would have liked to have seen something like this east of King Edward;

-Clean lines, clean design;
-Varying heights;
-Nice, clear entrance;
-Good street level design/interaction.

Again.. love the Rideau Street tower, hate the back tower(s)?
Also a couple of funny things to note;

1)So from the elevations, are the two towers actually the same height but different stories because of topography? If so, well that won't help with our "ceiling effect"...

2) Funny how the first render shows bike lanes and a nice large sidewalk/public plaza on Rideau in front of the building when in fact, the reality couldn't be farther from the truth. No bike lanes and very thin sidewalk.

The elevation is just cropped. The Rideau tower is in fact several storeys taller.

Chapel street is a designated bike route, I guess they are just trying to highlight that, but the plaza is just pure license.

Too bad they can't turn it into one thinner 45-50 storey tower on top of a target or CanTire like they do in Vancouver. Would really help the appeal of the neighbourhood and stop most of the shadow effect this currently has.

Actually, they recently spent 3+ years reconstructing the road with a wide sidewalk.

The road now includes 1 car lane each direction, 1 HOV each direction (shared with buses and bikes).

Not a fan of the look of the rear tower. Also not liking the proposed re-opening of Chapel at Beausoleil.

Unfortunately a 45-50 story tower in this location would have wide-ranging effects on the health of the city's children. The shadow would certainly kill the majority of the city's youth population.
