Hi Sean1337. This "smaller feel" is also totally normal. When you put furniture into the space it will feel bigger.

I went through the same thing when we bought our 1260 sq ft. Tridel Condo in Etobicoke. We got a corner unit, big terrace. The living space was one big room. I went in the first time and couldn't believe how small that open area was. I was told by my a few that it was because the space was empty and once the furniture was in, it would feel bigger and they were absolutely right.

So if you want to see my condo looks like...here are pictures I've taken. Sorry in advance for the huge pictures haha. You can zoom out in your web browser to make them smaller.

Pictures were taken after 5 PM ... so yea my condo gets the light at the end of the day.

For those interested in the grand, I also did the tedious task of measuring my walls using a tape...its pretty accurate I think...made this awesome floor plan for myself .

The so-called layout of new condo units leaves a bit to be desired imo. I'm not sure I would call that bit of counter space a "kitchen" -- or is that the dining room, or should I say the living room? The open concept thing is a sham.

That looks awesome! Very nice finishes, especially for a Claridge project. And thats interesting to see the differences between your actual measurements and the adverstized ones, they did a pretty good job of getting it close.

FYI I learned something new today!

In the elevators there's a floor called "PH" which isn't penthouse. the 27th floor is penthouse level, PH is actually access to the roof top patio that they are working on! Pretty sweet!

My cabinets? It's a matte white (not glossy, that was an option though...). I believe the color was arctic white or something.

I was sipping a coffee at the little plaza last week and witnessed workmen removing some of the overhead wires in front of the building. Nice to see that a few more of these ratty wooden poles are being removed from downtown.

Sean, that's really cool. What software did you use for this? I'd like to make some of these for my properties.

You're not going to believe this but ... I used Microsoft Excel lol. This was not easy to do. I tried using other software but at the end of the day nothing allowed me to sketch exactly what I wanted.

I also measured every wall in my unit with a measuring tape ...

Hellooo! Been quietly reading the forums...not sure if anyone is still around for this thread! I'm thinking of getting a unit, and it looks like east tower is almost complete?

Anyone know how the two towers are selling ? Or if you have the time, PM first impressions? Thanks!

Sign in the lobby says hard hat required above 25th floor. With 2 floors left I would expect construction done by Christmas. Carpet is in on some lower floors. Don't know about current sales but perhaps one of the agents that are members here can comment on that part.

According to this link Tribeca East (Phase 2) is 61% sold:

And Tribeca phase 1 would be 90% sold:

Hello,
I wonder if it would help if I go to Claridge sales centre with a real estate agent and negotiate the price. Any idea/comments?

thank you,
ABuyer

I have yet to hear anyone successfully negotiate new build prices. Especially as the market is heating up for spring.

It wouldn't help. The only thing Claridge negotiates is hardwood floors and appliances from my experience. The building is in a prime location, Claridge has no incentive to reduce their prices.

Clardige mural

Clardige is having its shared fence with the Iraqi Embassy painted. They only had a rendering of the green roof so I gave the guys an aerial shot of T-3 and the painting well within artistic licence. If that's not the hotel behind the guy-wire protector then it should be.
