CitizenM Buys Property At Worldcenter, Will Break Ground On 348-Room Hotel This Year

CitizenM has closed on the purchase of property at Miami Worldcenter and is preparing to begin construction on a new hotel.

The company paid $10.75 million for a 14,971 square foot parcel at the at the southwest corner of Northeast 8th Street and Northeast 2nd Avenue. The transaction was reported by the SFBJ.

Plans for a 12-story hotel designed by architect Gensler were submitted to the city last year for review, including 348 rooms and a rooftop bar. Miami approved those plans shortly before the sale, including a waiver allowing ultra-small room sizes of below 200 square feet.

In a statement, the company said they would finalize those plans over the coming months and break ground in 2019.

Luma Miami Worldcenter Resubmitted To The Federal Aviation Administration At 494 Feet

The developer of the proposed Luma tower at Miami Worldcenter has submitted the project for FAA review, again.

In 2015, the FAA granted approval to apartment developer for a building height of 494 feet above ground, 503 feet above sea level. It took just two months for a decision to be made by the FAA.

Approval expired in September 2018, however, due to failure to begin construction.

Now, the project has been resubmitted for review at the exact same height, 494 feet above ground. The application was submitted January 30.

The 44-story tower will be located at 148 NE Seventh St, and include 429 rental apartments. Zom was said to be in contract to pay $19 million for the .3326 acre site.

Miami Worldcenter’s 7th Street Promenade Is Now Open

At Miami Worldcenter, the 7th Street Promenade is now complete and open to the public.

Fountains, shade trees, date palms, and benches are among the features of the new pedestrian street.

Eventually, the plan is for the promenade to be lined on both sides with retail and restaurant space, connected to the Marriott convention hotel to the west and a public square with retail to the east.

Construction of the 44-story Caoba with 444 apartments was recently completed on the south side of the promenade, and a second tower is shovel ready.

On the north side, Worldcenter’s Block E is planned with more ground floor retail. It was once proposed to include residential, hotel and office, although plans were recently resubmitted and may have been revised.

The 7th Street Promenade replaces a street that was closed to car traffic and demolished by Worldcenter’s developer in 2016.

Another Building Coming To Worldcenter: Fifield Planning 533-Unit Apartment Tower

Chicago’s Fifield Companies has submitted plans to Miami’s Planning Department to build a 47-story, 499-foot apartment high rise at Miami Worldcenter.

The new tower would be built at Worldcenter’s Block A, across the street from the Hines office building.

Fifield’s Worldcenter tower will include:

533 multifamily units
15,000 square feet of ground floor retail
456 parking spaces
Seventh floor amenity deck atop parking podium
Rooftop pool and sundeck at top of tower
ODP Architecture & Design is designing the tower.

The project is set to be heard by Miami’s Urban Development Review Board at a March 20 meeting.

It's kind of a bland tower but why not make it 500 Feet so we can have another 500 footer?

Yet Another Building Could Be Coming To Miami Worldcenter’s Block A, Massing Study Shows

Miami Worldcenter’s Block A could be getting a second tower, in addition to a recently submitted apartment tower proposal by Chicago developer Fifield, a massing study shows.

The study was released as part of an application to build the 47-story 499-foot Fifield tower with 533 residential units.

At least one more tower is shown on the same block in the drawing. Plans for the second have not yet been revealed.

Currently, Paramount Miami Worldcenter’s sales office is on the site where the second tower could be built.

Across the street, the Hines office tower and Paramount tower is shown in the schematics. Also shown is an additional tower at Worldcenter’s Block E.

ODP Architects, which is designing the first tower on the block, released the schematics on social media shortly after the Fifield tower was submitted to city review.

Current site for "Luma" which is one of many towers slated for the overall World Center master plan. Think of World Center as the Hudson Yards of Miami, with ever growing plans.

43-STORY TOWER AT WORLDCENTER GETS $143M CONSTRUCTION LOAN, GROUNDBREAKING SOON

Luma at Miami Worldcenter was granted a $143M loan to begin construction, according to Commercial Observer.

Moinian Capital Partners provided the debt, along with 60 percent of equity ($23.7 million).

The 43-story tower will include 434 apartments ranging from 566 square feet to 1,808 square feet.

Luma will be the “highest-end product in the market,” a managing director for the lender said. The building will feature luxurious amenities and unencumbered views of Biscayne Bay.

Moinan believes that the rental market is the future for Miami, and they are very comfortable that they will be successful leasing it, the director said. Proximity to transportation, including Virgin Trains and Metromover, is part of the appeal.

Completion is expected in late 2021.

43-STORY LUMA MIAMI WORLDCENTER IS NOW UNDER CONSTRUCTION, FAA APPROVES 500-FOOT HEIGHT

Miami is getting yet another 500-foot tower (or pretty close to it) – this time, a luxury apartment high rise.

Luma Miami Worldcenter is now under construction, with foundation work for the 43-story building underway.

The tower’s height is also now fully approved. The Federal Aviation Administration granted approval last week for Luma’s height of 493 feet above ground level, or 503 feet above sea level. A tower crane is also authorized to be installed at 599 feet above sea level, or 586 feet above ground.

Work began shortly after developers Zom Living and The Moinian Group secured $143 million in construction financing.

When completed, Luma will include 434 apartments which the developers say will be the highest-end product in Miami.

MARIJUANA DISPENSARY AT MIAMI WORLDCENTER DENIED BY CITY OF MIAMI, SAYING IT IS ILLEGAL UNDER FEDERAL LAW

The owner of the former “Adios” building in Park West has been denied a permit to open a Marijuana Dispensary there.

MRC 44 LLC, controlled by Los Angeles-based Romie Chaudhari, had applied to open the clinic at 90 NE 11 St.

Miami officials denied the permit, saying that although Florida recently legalized medical marijuana, it remains illegal under federal law and ineligible for a dispensary permit within the city.

An appeal had been scheduled for a hearing by Planning, Zoning and Appeals Board today, but was withdrawn.

The property is within the Miami Worldcenter Community Development District zone. It was sold by Miami Worldcenter’s developer to Chaudhari’s company.

A permit to build nightclub type layout inside the layout had also been filed in recent months.

Up to 544 residential units can eventually be developed on the property under a deal with the developer of Miami Worldcenter. Development restrictions limit the timing and use types of any new project, as part of the agreement with Worldcenter (marijuana does not appear to be prohibited by the deal).

CONSTRUCTION UNDERWAY ON MIAMI WORLDCENTER RETAIL BUILDING AT BLOCK H

Construction is now underway on a new retail and food & beverage building at Miami Worldcenter.

According to the May 1 Notice of Commencement filed in county records, the developer is building 45,223 square feet of retail on the southern side of Block H, at 150 NE 7th Street, adjacent to the under-construction Luma tower.

Block H will be one of two main public garages with 922 parking spaces, according to the website of construction manager Square Edge.

The Block H project will span an entire city block, when including the Luma tower.

On the east side, it will become Miami Worldcenter’s main vehicular point of entry while being visible from Biscayne Boulevard. To the north is the World Square plaza. On the south side is the Florida East Coast Rail line to PortMiami.

Elkus Manfredi is the design architect, with Stantec the project architect and engineer.

New York Developer Joins Miami Worldcenter Project

A New York-based real estate company is the latest to join the sprawling Miami Worldcenter mixed-use project.

Lalezarian Properties LLC, a family-owned real estate manager and developer, bought nearly 2 acres for $43 million as part of the 27-acre, 10-block downtown project. The property is between Miami and Northeast First avenues and Seventh and Eighth streets.

The $4 billion Miami Worldcenter east of the Virgin MiamiCentral train station will have four residential towers, two hotels and 300,000 square feet of retail across two promenades and a main square.

It’s unclear exactly what Lalezarian has planned, although the South Florida Business Journal, which first reported the sale, reported the site is entitled to up to 2,600 residential units.

A partnership that includes Nitin Motwani and Art Falcone leads the Miami Worldcenter project, and other developers are building individual aspects.

Hotel chain CitizenM, based in the Netherlands, earlier this year paid $10.75 million for a hotel site.

ZOM Living and the Moinian Group are developing a 43-story, 434-unit luxury luxury Luma apartment tower.

Another apartment tower, the 43-story, 444-unit Caoba at 698 NE First Ave., is finished.

The 700-foot tall Paramount condo tower at 1010 NE Second Ave. is at least 85% sold and due for completion in June.
