Apparently someone has already leased out the first unit in Core Urban's project Templar Flats.

Ministry forces King William St. project to clean up sandblasting dust

Stray dust blowing onto the street from sandblasting crews working at the former Framing Gallery on King William Street led to a forced cleanup by the MOE and a temporary halt to the renovation work.

If you're talking about the first retail unit, then yeah, it's was announced many, many months ago.

Take unit 305, rent $1000/month 566sqft

Comparable condo, assuming $200k purchase price:
- property tax: ~ 1.5% or 3k /year = $250
- condo fee: standard 39 cent/sqft/month = $221
- interest on mortgage ~3% = $500


Considering
- opportunity cost investing 200k elsewhere at 3% roi/year = $500/month
- having to pay land transfer tax and the %5 ransom to real estate agents for selling
- flexibility

Renting looks like a great option especially given the location. King William is awesome.

I noticed the other day that the new windows are already into the old Reardon's building. These guys are moving REALLY fast on this. I'd imagine the new building will go up quick as soon as the permits come in. Good riddance to demolition park.

Those are new windows, they were installed over last week. I think the ones in there before were white framed without the detail on the upper panel.
