When do trees in Germany start getting leaves again?

If we came to Berlin in April, would there be leaves on the trees? What about in Munich/Munchen?

Depends on temeratures, when its getting warm early in the year it starts on march, but normaly on the middle of April the leaves are back.
In southwest the trees are a few weeks earlier because of the micro climate.

There should be leaves on the trees by mid-April. You're coming from Phoenix, I grew up there, but have been living in Berlin for 4 years now. If you need tips on where to go, let me know.

Great update, nice to see some of the empty lots being filled in, especially around Mitte. Very modernist feel to almost all the new buildings.

I know in recent years the demand for inner city apartments was weaker than supply with all the people moving to the suburbs, has this changed? How can there be so much construction without a heavy demand for inner city commercial/residential space? What percentage of this construction is state funded/subsidized?

In fact its quite different. Demand for inner city residential is growing for years now. So most of the developements are of speculative nature in the luxus segment. Especially in Berlin.

The new construction on Moritzplatz is a building that will house space for artists and their galleries/workshops. It will be a combined living-work space and something fairly new to Berlin.

To reply to a previous comment about the need for housing: Since 2000 the city believed that the Berlin wouldn't grow, therefore no new housing projects were developed. For about 5 years, Berlin is registering rapid growth in many sectors as companies and government relocate here. Also, Berlin has become a magnet for young people from Europe. As such, the city now is booming in many areas of construction, as it plays catch-up to make up for the lack of construction in the early part of the decade.

Very interesting, thanks for the clarification. The data I was looking at had the inner city population shrinking, but I know it was older data (circa 2004). Every time I go to Berlin I'm amazed at the fewer number of empty lots.

I think 'lack of construction' is relative, since 2000 Berlin has seen expansive construction and infrastructure upgrades, but i know what you mean. Berlin is such a dynamic city.
