The Cambie "Heritage" Boulevard is viewed by many (the City) as a park of its own - so they are likely trying to preserve the park-like setting all the way down the street.

The "urban" streets are Main, Oak and Granville - at least in their respective commercial strips - but they don't have a subway and don't necessarily qualify for significantly higher density...

I think small scale commercial activity can eventually come to the corridor. I've seen in many cities where residential spaces have been repurposed into shops and cafes. You can see a little bit of it at Hornby and Helmcken where townhouses are being used for things like spas and offices.

What I'd like to see are the buildings closer to the sidewalks. They don't need commercial or retail. Just have the ground floor raised and keep it residential. I just don't get why the huge set backs with grass and bushes everywhere are seen as a good thing

Those are zoned for "live-work".

That's the vision of the City. That's EXACTLY how they want it. Developers are just building these buildings to specs. If people liked the OCP presented years ago, then they need to live with what's put in now.

Not in Vancouver with the current system. Everything is micromanaged with hardly any flexibility. OCP becomes the bible.

The units at the Shangri-La (1111 Alberni side) as well as the units at Shaw Tower are zoned for live-work as well but I believe there's a max number of employees you can have there (7?)

Another midrise for the Cambie corridor at 35th Ave next to the historic Wong Residence which is being preserved as part of a different project to the north.

I love the Wong house, it's one of my favorite mid-century houses in Vancouver. I was so relieved when the proposal came and it's being entirely preserved.

Here's a preliminary render for Mosaic's next Cambie Corridor project, Edward, which is proposed for the SE corner of King Edward & Yukon. The white brick with black accents is a style that I'm very fond of.

Nice to see some variation in landscaping and utilizing the character of the area, instead of just doing the plain boring usual eastern maples with grass for the entire thing.

Amen to that !!!!!
BTW, those buildings are very similar to building in the inner suburbs of Paris.
There a 2-bedroom goes for about 200,00€ to 300,000 €. Correct me if I'm wrong but I thinks that's cheaper than the inner suburbs of Vancouver.
It's a mind-blower, at any rate.

I drive down Cambie a lot and often think, should I stop and chronicle these buildings as they go up? But they are so completely "Meh" I always think better of it. The only one done well is Mosaic's Prelude. The rest is awful.

This boulevard needed something with some gravity, like the Walls did at Shannon Mews. This is just suburban.

Prelude was actually done by tiny Cedar Developments. Mosaic so far have completed the incredibly-bland Elizabeth, with Cambria not looking much more inspiring.

^Agreed that Empire turned out very well. I think it shows that it's not entirely the city's fault with how the Cambie Corridor is turning out. I think both the city and the developers are to blame.
