Parking lot on site was closed this morning. Could mean shoring permit will be issued imminently.

Tom Harrington, Jr. is the director of acquisition with Core Spaces, based in Chicago and Austin, Texas. He worked with his team to build a relationship with the Goodman family.

Wow - if you read the article it is as if this is the building proposed for the site. Talking about how the building was designed to fit so well into the neighborhood and compliment the parks and pedestrian trails. Maybe, but only after three iterations and a few good beatings from neighbors and the Design Review Commission!

The final product is excellent - but the earlier iterations were far from appealing or complimentary of the neighborhood context.

Since they're removing the Ipe cladding and breaking the retail main entrance into several entrances, can we assume the grocery store is out?

I think it definitely means New Seasons (whose brand standards include wood at the entry) are out. Adding extra entrances could just mean they're setting it so that they have the option to lease the space to either a single tenant or multiple smaller tenants.

That would be a good location for Walgreens or CVS. That area has a lot of students and seniors. Pharmacy services for seniors and grab and go stuff for students. But they would only need about 10-15,000 sq ft.

This is actually a really good idea. That area of town is sorely lacking a pharmacy retail store. The closest one is Rite-Aid on SW 6th and Alder.

The corner retail unit is indeed going to be a CVS.

It's a shame this didn't turn out to be a grocery store.

The downtown Safeway on Jefferson is undergoing construction, but not in a good way. They're cutting back the aisles to make more room for all of the counters along the sides of the store, and that's great for take out type food, but it means there will be fewer groceries. Yeah, I'm mostly just grumbling because they dropped a few items I buy, but still... the store is always busy, the lines are always long, and the population downtown is growing.

Someone told me the ceilings are low and the units are cramped and yet the prices rival Park Avenue West. The building really makes an impact on that corner though despite what the interiors may be like.

The rental rate is maybe a bit higher per square foot, but you can find studios for about $1300 in the Collective, whereas PAW is a minimum $1500. The prices at the Collective appear to be pretty competitive with the Cyan next door, despite having much nicer amenities. Haven't been in them to assess the ceiling height, but I would imagine they are standard 8'?
