How did I manage to miss this development on the north side of the Ben Franklin bridge?

I just hope they fix up Water Street and clean up the landscaped berms leading onto 95...it's all so derelict and shaggy looking.

Wow, this is huge. Unlike PMC and Varenhorst's other bastard child - 1900 Arch - this building can't be hidden by the dense Center City street grid and overshadowed by supertalls.

This is gonna be hangin' out there, in plain sight, for all the world to see. What are the chances that their faux paneling doesn't look like dog shit this time?

I'm assuming they will repave the street on the city side of this project. Looks really bad, cobblestones showing in most spots.

Last year, the developer committed to working toward restoring Water Street to its historical shape, with cobblestones and granite curbs.

"working toward" has the potential to be weasel words here, but one way or another, with that level of construction, I'm sure the roads will be "fixed"

Retail Back in Play at One Water Street

This versus the all white one ... I don't know. White was as boring as it gets, but I guess you could say it was, "clean."

This sort of looks rusty - but maybe you could say - a nod to the old factory, industrial feel of the river's past.

Wait - will the all glass center part still be there - see original renderings? This rendering does not show it.

I think bottom line is - this was never going to be much in the way of design, 205 Race is the building in that area that will impress.

Do architects really not understand that this style is already starting to look dated?

At least it looks a bit Bauhaus, but I think that is by accident.

I am cautiously optimistic about the design, materials and color, which I haven't been with any of the previous iterations that have been presented for this parcel. I like the warehouse look, and hope that it can add some variety to this stretch of waterfront.
