One thing's for sure there will be a lot of towers in that area. Alexan, the Hotel Mirabeau, the 9 towers or so at Brackenridge, the Frank Erwin Center redevelopment. I mean, there could be 20 more towers in that area.

It looks like any updating on this project's status will happen in April or May.

New drawings with elevations dated 01/24 were released today for AULCC. The height remains the same. I didn't notice if anything else was updated since the Design Commission no for the density bonus. There was also an update to the site plan application last week. So this one is moving right a long.

This project got the density bonus it needed. There was a 100+ page attachment added to the site plan yesterday with lots of info. The elevations and renderings look to be the same ones we have already seen.

It is ashamed they could not assemble the rest of the block and add the piece of land on the frontage road..... that way we would not have the requisite semi blank wall facing 35. On the other hand.... probably wouldn't want a unit facing 35 ( well, maybe the upper floors.!)

If the whole block was assembled, the wall facing I35 would theoretically been much more canyoning then 2 or 3 different projects. If you look at the renderings you will see that the wall of this building is the skinny side thus reducing canyoning to I35. Assembling a whole block downtown with multiple owners is nearly impossible.

Anyway, per the March 1st memo, the project was granted an ok for bonus density. It is subject to:
1. Great Streets Improvements
2. AEBG reqs.
3. Project Design
All of these items are also in compliance.

The FAR bonus increases the FAR from 8:1 to 10.43:1 allowing an additional 85,000SF and a total height of 344.34'.

The city receives $192,829.50 in bonus density fees. 25% of bonus density shall go toward affordable housing.

Keep an eye out for fencing and demolition!

I personally like the canyoning effect. I might not realize the drawbacks, but IMO if there's gonna be a highway through a city, might as well build close around it! And I like how it looks. I have met other people who do not like the look of urban 'canyons'.

That's a long wait. I wonder if Trammell Crow closed on the site. Seems like a long time to carry it without breaking ground. Does anyone know?

This goes back to the Design Commission on Monday 03/26. There is no new info in the backup file other than a letter dated 03/01 stating that the density bonus was approved.
I don't know why this is going back to the Design Commission since the density bonus was approved. Although the bonus for this project was approved by city Admin rather than the Design Commission just like 405 Colorado. And 405 Colorado went back to the Commission after the Admin approval. Maybe it's just bureaucratic housekeeping to wrap up the process.

Nothing was discussed at the 3/26 meeting of the Design Commission.

The Density Bonus was granted per the 3/1/2018 memorandum.

Why is TC waiting to start construction until September?

Financing? Staffing? There is a lot of construction going on right now and it wouldn't shock me if the labor pool has been depleted. I also have not heard if this project has secured/finalized a construction loan facility.

It's Trammell Crow. I'm sure financing isn't the issue. Availability of manpower, etc makes more sense.

You would think after all the time and money spent they would want this thing out of the ground already.

The site plan hasn't been approved yet, but it must be getting close. There were 127 or so permits filed today for building this project and the floor finish outs.

A shot in the arm indeed (from the article). Really like the wedge shape, even if it was out of necessity, its different. Much needed added height for the northern end of dt. yah!
