If the whole block was assembled, the wall facing I35 would theoretically been much more canyoning then 2 or 3 different projects. If you look at the renderings you will see that the wall of this building is the skinny side thus reducing canyoning to I35. Assembling a whole block downtown with multiple owners is nearly impossible.
Anyway, per the March 1st memo, the project was granted an ok for bonus density. It is subject to:
1. Great Streets Improvements
2. AEBG reqs.
3. Project Design
All of these items are also in compliance.
The FAR bonus increases the FAR from 8:1 to 10.43:1 allowing an additional 85,000SF and a total height of 344.34'.
The city receives $192,829.50 in bonus density fees. 25% of bonus density shall go toward affordable housing.
Keep an eye out for fencing and demolition!
