Are they developing the parking lot then?
Not sure. Digging has been happening along Caroline and Jackson.

this should replace Centrury 21 as the tallest building and super iconic. I mean Lamb is likely only to create one building in the Hammer

In this quote from earlier this year, Lamb said they have acquired 4 downtown sites for future development.

Quote:

Hamilton is Canada’s Hottest Residential Market - Lamb Development Corp Set to Launch World Class High-Rise This Year!

I have been taking a close look at the city of Hamilton for the last 6 years. I have always seen it as a city ripe with opportunity in its core. Except for Toronto, it has Southern Ontario’s most urban city centre. I revisited Hamilton one year ago and concluded that it now represents the best real estate opportunity in Canada.

House prices have doubled over the last 5 years. Last year, prices increased by 20% in Hamilton. This makes Hamilton the city in Canada with the largest year over year increase in average home prices for 2016. Also last year, the new West Harbour Go Train Station opened for service. Hamilton is now 50ish minutes away from Toronto by commute with an amazing central facility. Downtown Hamilton will be serviced by a LRT line. The population increased by almost 15,000 people over 2016, but that is just the start. Millennials of every stripe have found out about Hamilton. The city’s cool factor is shooting up very quickly. New condos, hotels and retail projects are being announced monthly. Hamilton currently has a population of 775,000 people. It will hit 1.0M by 2030. It is a city on fire.

At completed Toronto Lamb Development Corp. projects we are now seeing resale prices at $750-$1100 PSF. Typically we are averaging $850 PSF or more at Glas, Parc, Theatre Park, King Charlotte and The Brant Park. Realizing this, Lamb Development Corp. has purchased four amazing downtown Hamilton condominium sites. We will be offering Hamilton amazing Lamb Development Corp. product very soon.

Our first site to come to market is the former CHCH Television Studio. Located on one acre smack downtown at 163 Jackson St West. We are getting ready to launch the project in the fall of this year.

“Television City” will offer the same amazing ‘Lamb Standards’, with spectacular architecture by Architects Alliance. We will be doing all this at 35% lower prices than our Toronto projects. Rents in Hamilton are now just 20% lower than Toronto. You can see the opportunity!

So what price per square foot does he want in Hamilton? Seems it will be in the 550 range - meaning I bedrooms at about 330,000 plus parking. I think he is over estimating how much demand there is in the city for units like this.

I just don't think the city's job base can support all these higher price condos, but for renters in a few years due you will be able to snag good deals.

I really don't like people keep bringing up how close Toronto is - it's an hour and 400/month go train ride away. With that much being spent on go train people can afford Toronto. These units will be for people living and working in the region.

Just bumping this one up, tomorrow we should be able see the proposal. Here's hoping it's minimum 30 storeys.

I will take 35-39 storey block of tickets! 105m tall to make it number #2 in the Hammer.

I'll just go for broke and call the 150-200m slot. I don't think it'll be there, but I'd like bragging rights if it does.

I'll be the pessimist and say it'll end up being a low or mid rise. Though I really do hope it's a tall one

Got an email today from the Lamb Team:

Quote:
Hi David,
Thank you again for you're interest in Television City, this morning in my meeting with Brad Lamb I finally received the initial renderings and floor plan. The building looks great but unfortunately, our architects are a little behind in finalizing the floor plate. As such, we are not allowed to send out the preliminary floor plan and renderings digitally as to not leak these to the public.

You, having pre-registered are most welcome to these documents albeit in a one on one meeting. Otherwise the plans should be finalized by the 15th if you can wait that long and we can go from there.
Let me know if you are free to meet and I'm hope we can speak soon.

As always give me a call if you have any questions,

Could be taller even at 40 stories. Possible roof elements, or just some high ceilings.

I did some rough math. The average floor height of Royal Connaught Phase III, 20/22 George, and The Connolly is 3.3m, versus Landmark Place's 2.9m floor height.

If Television City follows the average floor height of the modern developments, the heights will be 132m & 99m, without any roof elements.

***

Landmark Place | 44 Floors = 130m @ 2.9m/floor

Residences of the Royal Connaught Phase III | 36 Floors = 117m @ 3.2m/floor

20/22 George | 33 Floors = 106m @ 3.2m/floor

The Connolly | 30 Floors = 105m @ 3.5m/floor

Television City I | 40 Floors = 132m @ 3.3m/floor

Television City II | 30 Floors = 99m @ 3.3m/floor

I've been working on mine. I'll add Television City when we get renderings, and I'll post it in a few weeks.
