There's more than enough (not saying it's a ton, but probably more than we'd realize) people even in the city that can afford the $50M home, but I really have to wonder how many years that thing is going to be on the market before it finds a buyer.

I don't really get the emphasis on freight logistics - Amazon isn't building a mega distro center, they're building a second operations base filled with educated white collar employees.

One of their requirements has to do with fairly easy access to an airport. More for business travel of either their employees from wherever flying in and out, or clients/partners.
