Pritzker Prize-Winner Álvaro Siza to Design NYC Condo Tower

Location:

Quote:
Buried in today's story about Tadao Ando's project at 152 Elizabeth Street, the Times reports another bit of starchitect news: Ando's fellow Pritzker Prize winner Álvaro Siza is designing a 400-foot-tall residential tower at the corner of West 56th Street and Eleventh Avenue. The building will be the Portuguese architect's first ever project in the United States. Grocery store mogul and perpetual political candidate John Catsimatidis made a deal to sell the site to the development firm Sumaida and Khurana (same people behind 152 Elizabeth Street) earlier this year. The property currently holds the Gristedes headquarters and a Lexus dealership.

This is confusing. There's another project here on this same block that is also taking over the Lexus dealership.

Yup, on the Western side of the block. Whole blocks are being developed. Around the proximity many developments planned.

Edit: The site is that 6 story office building. Which houses offices for the lexus dealership, but not the actual parking lot dealership.

The six story office building being right on the corner, shaded in a darker color.

It looks like that corner building is a different development. 606 W 57th has already been designed by Arquitectonica too, and SLCE is the filing architect.

Álvaro Siza is apparently designing something for 823-825 11th Avenue, aka 601-605 W 56th Street. That site is occupied by a six-story structure located on the southern corner of the block. That current structure can be seen here (in pink):

What can be expected:

The building, at 823 Eleventh Ave. sits on a prime piece of real estate on the corner of W. 56th St. and is zoned for the development of a new hotel or condo tower of up to 128,400 square feet.

Yes, there are two developments on this block.

The 400 ft. condo tower (this thread) is the site that fronts 11th Ave. The huge 500 ft. rental tower is the site that fronts 57th Street. Two separate and unrelated towers.

[This building will be razed to make way for Álvaro Siza's first U.S. project.]

Starchitect Álvaro Siza's First U.S. Project Reveals Details
http://ny.curbed.com/archives/2015/0...ls_details.php

Quote:
Manhattan is getting another condo building by a Pritzker Prize-winning architect, but this one, by Álvaro Siza will be extra special: it's Siza's first building ever in the United States. The Portuguese architect's involvement in the project was revealed in March, and now the development team from Sumaida + Khurana and LENY shared more details about the building.

Located at 611 West 56th Street on the corner of Eleventh Avenue, it will hold around 80 condos and rise 35 stories and 420 feet, measuring 162,000 square feet. No pricing or renderings have been released, but units will range from one- to four-bedrooms and include "spacious penthouses."

The building amenities will be pretty standard: a rooftop garden, a sundeck, a spa and fitness center, a children's playroom, a swimming pool, and an entertainment space for private events. Several apartments will have private terraces, and Michael Gabellini and Kimberly Sheppard will work with Siza to design the interiors.

First Glimpse Of 34-Story, 80-Unit Residential Tower At 611 West 56th Street

611 West 56th Street, rendering by Noë & Associates with The Boundary

REID WILSON
JANUARY 27, 2016

Quote:
In the summer of 2015, detail emerged of the planned 34-story, 80-unit condominium building planned at 611 West 56th Street (a.k.a. 823 Eleventh Avenue), in Hell’s Kitchen. Portuguese architect Álvaro Siza is designing the tower, and Wallpaper has the first glimpse of what it will look like.

The building will measure over 172,000 square feet and stand 420 feet above street level. Its residential units will come in a variety of configurations, from one-bedrooms to penthouses, and amenities include a landscaped roof garden, a sun deck, swimming pool, spa and fitness center, and entertainment space, among other facilities. Sumaida + Khurana and LENY are the developers, Gabellini Sheppard is designing the interiors, and SLCE Architects is serving as the architect of record.

Construction starts this summer, with completion anticipated in 2019. A six-story commercial building must first be demolished.

Catsimatidis’ Red Apple to build 34-story Hell’s Kitchen tower
The project at 609 West 56th Street is slated to have 80 units

April 06, 2016
Dusica Sue Malesevic

Quote:
John Catsimatidis’ Red Apple Group is planning a 34-story tower in Hell’s Kitchen, according to a permit application filed with the Department of Buildings Wednesday.

The building at 609 West 56th Street will have 80 apartments spanning 123,262 square feet of residential space, and 3,835 square feet of retail on the ground floor, the filing shows.

Three units will be on the second floor, six on each of the third through seventh floors and two duplexes across the eighth and ninth floors, according to the filing. There will be two units on each of the 10th through 12th floors and 14th through 31st floors. Each of the 32nd through 34th floors will have a single full-floor apartment, the filing shows.

Currently, there is a three-story building at the lot between 11th and 12th avenues.

Catsimatidis, grocery store magnate and former mayoral candidate, acquired the site in 2001 for an undisclosed price, according to city property records.
In 2014, Catsimatidis hired HFF to market the property and nearby 823 11th Avenue. In February 2015, he sold the six-story building, which was Gristedes’ corporate headquarters, at 823 11th Avenue to development company Sumaida + Khurana for $55 million.

Red Apple and SLCE Architects, which is serving as architect on the project, were not immediately available for comment.

I'm just noticing now that the rendering above has this project located at 56th and 8th. I know architects get city backdrop locations wrong all the time (particularly with respect to reflections on glass), but this is a pretty egregious example.

The big reveal: Álvaro Siza, Sumaida + Khurana and LENY release designs for 611 West 56th Street

Quote:
Sumaida + Khurana, the inspired New York developer behind Tadao Ando's first building in the Big Apple, 152 Elizabeth Street, have just revealed to us the design for their latest project in the city - Pritzker Prize winning Portuguese architect Álvaro Siza's 611 West 56th Street.

The new scheme, which is commissioned by Sumaida + Khurana together with New York based real estate firm LENY, is not only a new luxurious addition to Manhattan's fascinating and ever-evolving skyline; it is also Siza's very first completed building in the United States. This landmark addition to the leading Porto-based architect's portfolio will soon join his well-known international works - which span from China and South Korea, to Spain, Brazil and the Netherlands.

The building, located in the Hell's Kitchen neighborhood, will cover 172,000 sq ft, across 34 stories. Offering a total of 80 high-end residences, from one bedrooms through to large penthouses, 611 West 56th Street will also include luxurious outside space, in the form of a landscaped roof garden, a sun deck, as well as several private terraces for the residents.

'A private swimming pool, state of the art spa and fitness centre, children's playroom, screening room and a gracious entertaining space to host private events', will complete the scheme, explain the developers, whose commitment to great design has inspired them to seek collaborations with some of the world's biggest names in contemporary architecture.

'Álvaro Siza is the one of the world's most celebrated architects. We are honored to be working with Siza on his first building in the United States and believe that this project will capture the elegance and profound subtlety that is at the heart of his work. His sensitivity and collaborative mentality is teaching us as much about humanity as architecture,' says Amit Khurana, Founding Partner of Sumaida + Khurana. 'The tower is expressed through a vertical grid of elegant proportions and depth that rises gracefully amongst neighboring glass towers.'

New look at Pritzker Prize winner Álvaro Siza's first NYC condo

Quote:
Work is now underway on Pritzker Prize-winning architect Álvaro Siza’s first American project, in Hell’s Kitchen, and with that developers Sumaida+Khurana and LENY have released a new rendering for the 35-story building.

Located at the intersection of West 56th Street and Eleventh Avenue, this residential building will bring 80 new apartments to the neighborhood. Condos here will range in size from one-bedrooms to four-bedrooms, and many of them will feature private outdoor space.

Amenities announced so far include a landscaped roof garden, a fitness center, a children’s playroom, and an entertainment space to host private events.

This project was first announced in January 2016. Siza had been hinting for some time about working in New York, and Sumaida+Khurana and LENY brought the architect on board.

Plans for the project were filed in April last year, and a Gristedes had to be demolished to make way for the condo building. The developers paid the grocery chain’s owner, John Catsimatidis, $55 million to acquire the site at 611 West 56th Street.

The developers have also just acquired a $36 million acquisition loan for the project and are raring to go. Leonard Steinberg and Debra LaChance from Compass have been brought on board for sales, which are expected to launch in the fall of 2018. Construction is scheduled to wrap sometime in 2019.

Developers snag construction financing for Álvaro Siza’s first NYC condo

Quote:
Sumaida + Khurana and LENY have scored a $155 million construction loan for a Hell’s Kitchen condominium tower that will be the first New York project designed by Pritzker Prize-winning architect Álvaro Siza.

The financing for 611 West 56th Street came from Madison Realty Capital and an investment fund managed by an affiliate of Apollo Global Management, sources told The Real Deal. Adi Chugh of Maverick Commercial Properties brokered the financing.

“You are just waiting for that moment when all the pieces come together,” said Amit Khurana, a co-founder of Sumaida + Khurana. “And it really has.”

The 35-story tower, at 56th Street and Eleventh Avenue, will hold 83 units and spans 160,000 square feet. Amenities include a roof garden and sun deck, as well as private terraces for some of the residents.

I wouldn't be surprised if everything from Mercedes House north and west became more associated with Waterline Square, the Riverside Boulevard condos, and Lincoln Square. Perhaps a new neighborhood name could derive from these names floating around.

While we're at it, let's anchor this burgeoning area with a replacement tunnel for the remaining viaduct of the West Side Highway, and accompanied park space. And also, a new or relocated cultural institution inside the old IRT powerhouse à la Tate Modern in London. Do we have a museum of science and industry? A gal can dream.

this building is going to look great. And I know that the beast next door has some people groaning but I actually quite like it. Lots of amazing architecture over here now.

And I like your idea regarding the IRT NYC2ATX. With exception of the modern tumor attached to the west side of the building, that thing is gorgeous and just begging to become some type of museum. And yes, for heavens sake let's bury the West Side Highway (and the FDR for that matter), and in the process protect all of Manhattan from rising sea levels.
