I was in Dallas earlier today (alas, without my camera!) and the uptown skyline is really filling in with the Ritz Tower 1 topped out or very close and Azure getting tall. Once some of the other towers start sprouting, it's going to look very different driving down the Woodall Rogers.

I think Dallas is in need of a twin tower what up with Mueseum tower I havet heard of it much.

Uptown skyline set to gain new high-rise

Developers plan to break ground in January on what will be the tallest office tower yet in Dallas' booming Uptown district.

The 27-story Saint Ann Court will include 320,000 square feet of luxury office space plus restaurants and shops.

The glass and masonry tower will be constructed between the Crescent and the Victory project and will take about 18 months to build, officials with developer Harwood International said Wednesday.

"Our building will have 17 stories of office space above 10 floors of parking," said Harwood International founder and CEO Gabriel Barbier-Mueller. "We are now talking with several tenants who are interested in the building."

Rents in the building will start at $32 per square foot. That compares with about $23 on average in Uptown.

"We just did a lease for $37 in our Harwood International Center IV building, and we are full," said Mr. Barbier-Mueller.

Since starting in 1984 with the Rolex Building, Harwood International has constructed just under 1 million square feet of office space along McKinnon Street in Uptown.

The Saint Ann Court tower will be on an adjoining block at Harry Hines Boulevard and Moody Street. The developer has owned the land since 1999.

The property includes the historic Saint Ann's school building, which Harwood International plans to include in its project. The oldest part of the school was built in 1927.

Harwood International plans to use parts of the old Catholic school as restaurant, retail and art gallery space.

"We want it to be an amenity center, not just for our building, but the entire neighborhood," Mr. Barbier-Mueller said.

Architects for the high-rise include Chicago-based Perkins & Will and Dallas' BOKA Powell.

Mr. Barbier-Mueller said the top seven floors of the office tower have been designed for high-end tenants that want deluxe, secure offices.

"At the top we have smaller spaces and penthouses," ranging from 6,000 to 14,000 square feet, he said. "We are putting in outside terraces with fireplaces and patios.

"There will be a grove of trees on the 27th floor."

Developer Harwood International has plenty on its plate with the construction of the Azure condominium tower and plans for the Saint Ann Court office high-rise.

But the developer recently filed for approval with the city to build yet another project in Uptown. The vacant corner of Harwood and Hunt streets is being eyed for another residential tower.

"We're going to do a pencil high-rise," said developer Gabriel Barbier-Mueller. "The site is only 5,000 square feet."

The developer is studying plans for a residential tower with a small number of units that would each occupy about a floor.

I meant it primarily from a development standpoint. San Diego does have some exciting projects happening as well, but there are also a lot of things to be unhappy about out here, including ridiculous, suffocating height limits, NIMBY's out the ass, no money, and an inept city government (you know things are bad when SD makes Dallas' city government appear efficient/effective).

I haven't totally lost my head though...Dallas can't touch SD for natural beauty and climate.

Groundbreaking is tomorrow for the $90 mm mixed-use, urban-style project called Eastside that will surround the 11-story Ericsson tower with 400+ apartments, retail, and restaurants. It will be an urban style project modeled on Addison Circle and Legacy Town Center. Will have a one-acre park in the middle.

This is GREAT news for Dallas. Has another city created an entire cultural district of this scope/scale...ever? It is an impressive achievement and a testament to the city and the residents whose contributions made this happen.

Could someone please list for me what all is in the Dallas Arts District (current and under construction?)

Victory Park To Get $640M in New Projects

"DALLAS-Hillwood, celebrating its first office lease at Victory Park, has started dirt work for the $110-million House, a 150-condo project of Philippe Starck and YOO UK Ltd., and readying the market for holiday season openings for a 30,000-sf retail contingent.

The House will go vertical in 60 to 90 days during the same time that crews will be pushing up on Victory Tower, a $325-milion Mandarin Oriental hotel and residences. By June 2007, Victory Park's vertical work will be in various stages for $640 million of mixed-use space. The $125-million One Victory Park got its go-ahead when Hillwood's team nailed a lead tenant, Haynes and Boone LLP, for up to 175,000 sf on six floors of the 20-story, 456,000-sf structure. The first of two office buildings will break ground in the first quarter in a 75-acre district anchored by American Airlines Center and including a W Hotel and the Craft bar and restaurant.

The next construction wave will bring four of Victory's 30 buildings on line. "This will finish the second and third phases," Jonas Woods, president of Hillwood Capital, tells GlobeSt.com. "Soon, we'll be announcing our concept for the fourth phase."The 28-story House will stand as the landmark icon for Victory's southernmost gateway...."

"...The holiday retail openings will be Quicksilver, Paciugo Gran Caffe Fall, Haven, J. Lindeberg, Bella Flora, Gachet Coffee Lounge, Jolie Boutique, Luna de Noche Gourmet Grill and Klad Clothing. Also coming soon is WFAA Channel 8's in-town studio. And, doors open in January or February on another 125,000 sf of retail and restaurant space."
