735 Southdale Road West - 12s, 12s, 12s, 9s (Proposed)

Royal Premier Homes has yet another zoning application submitted.


One (1) Residential Block consisting of four (4)
apartment buildings containing 665 units;
One (1) Open Space Block;
One (1) Road Widening Block; and,
One (1) new street.

Found a site plan of this development from the environmental impact study

Looks like the first three buildings will be 12s/8s and the last building will be 9s.

It also appears that the base of each of the buildings will feature townhouse-style units.



The entire south side of Southdale in this area will be very transformative in the coming years between this proposal, York's high-rise subdivision by the Bostwick community centre, as well as more apartment buildings currently being constructed to the west of this site.

Don't forget the proposal for some low rise apartments beside the Hellenic Centre farther to the east along Southdale. All the more reason to get on with the widening of Bradley and building the two gaps to add another east west route across the south end.

Revised zoning application for this block of land includes upgrading sanitary sewer capacity to allow higher density.

"Please note, the Applicant has proposed upgrading
460 meters of assumed sanitary sewers on Crown
Grant Road to obtain sewer capacity that would
support 231 unit per hectare."

Urban Design Brief report now posted on site webpage.


Will be curious to see if Royal Premier Homes has the ability to actually build this proposal.
