Project: 15 Lafayette Avenue

The mixed-use, mixed-income building will include both residential units and cultural space. The 109 apartments, 40 percent affordable and 60 percent market rate, will sit atop 21,400 square feet of cultural space, which will house The Center for Fiction and Mark Morris Dance Group, among others.


Renderings of the structure show terraces and a landscaped rooftop with an outdoor kitchen and sun deck. Other amenities will include a fitness center, double-height conservatory, and resident lounge.

Developer Jonathan Rose Companies was selected through a request for proposals by the NYC Department of Housing Preservation and Development in 2012. The developer’s other Brooklyn projects include the mixed-income development Gowanus Green, as well as a five-story apartment building and a nine-story office building on adjacent properties on Pierrepont and Montague streets in Brooklyn Heights.

Dattner Architects designed the building. No newcomers to affordable-unit design, Dattner has previously worked on NYCHA property in Brownsville as well as an affordable building in Prospect Heights.

Previously an 120,000 square-foot parking lot, private development of the Fort Greene site was a Bloomberg-era proposal now being carried to fruition by de Blasio. In a controversial move, the current administration gifted the developer the site for $1 in exchange for the 43 affordable units.

Project: 42-10 27th Street

We last checked in on 42-10 27th Street back in June, when construction crews had just started excavation work.1 Now that we’re approaching the end of September, it appears that crews have finished that phase of work and have started laying the foundation, as seen in photos below.

The lot is the future home of a 110-unit, 18-story building with 81,424 square feet of residential space and 8,645 square feet of commercial space.2 Permits were approved by the Department of Buildings on the site on May 19. NY Curbed spotted renderings for the build back in February.3

Construction Update: Three Manhattan West

Project: 55 West 17th Street

Building applications call for a 91,714 square-foot structure that will include 5,231 square feet of ground-floor retail, with the rest of the space to be divided between 55 condominiums. A press release from last week (that came along with the project’s new website) described the breakdown as follows, also noting a slightly lower number of units than what’s on-file in the DOB documents:

Located on West 17th Street between Fifth and Sixth Avenues, the 19-story building offers 53 residences ranging from one- to four-bedrooms. Upper floor residences present beautiful Manhattan views, and an expansive duplex penthouse with a private terrace and outdoor swimming pool graces the entirety of the building’s top floors.

The surrounding neighborhood is one of the most rapidly changing in New York City, and is currently home to a boom in both pre-war conversions and new development. The aesthetic of 55 West 17th Street will be respectful of the site’s surrounds, with an exterior covered in “handmade Danish brick” and metallic accents done in bronze architectural metal.

Project: 301 Himrod Street

Developer MKF Group has been busy in Bushwick recently, with small residential projects underway on Linden Street, Willoughby Avenue and Bleecker Street. Now they’ve filed plans for their biggest development to date: a 12-story mixed-use building at 301 Himrod Street, between Wyckoff and Irving Avenues.

The building would reach 124 feet into the air and hold 55 apartments. They’d spread across 39,000 square feet of residential space, for units averaging 700 square feet. Eleven floors of residential, with five units each, would be stacked on top of a 10,232-square-foot medical office and 600 square feet of retail. MKF confirms that the building will be rentals.

A garage with room for 48 cars would also occupy the first floor, including more parking than zoning typically calls for. The developer is likely including 10 extra parking spots for the medical facility on the ground floor.

Dumbo-based Boro Architects will handle the design, and MKF sent along an initial massing diagram of the building.

Project: 1721 East 8th Street

A large, mixed-use complex with apartments, a synagogue and a hotel may replace a series of small apartment buildings on East 8th Street in Midwood. Developer Bo Jin Zhu filed applications earlier today for the 11-story, 162,400-square-foot building at 1721 East 8th Street, between Quentin Road and Kings Highway.

The 125-foot-tall development would hold a 27,000-square-foot synagogue on the first floor, followed by 104,000 square feet of commercial space on the second, third and fourth floors. Residential would begin on the fifth floor, and 26 apartments would be divided across 31,745 square feet of residential space.

Condos seem likely, because units will average a spacious 1,220 square feet. We’d expect three and four-bedroom units, geared toward Orthodox Jewish families.

There would also be an automated and attended 75-car garage in the cellar. Daniel Goldner Architects applied for the permit.

Project: 287-289 East Houston



What it will replace:

The southeast corner of East Houston and Clinton Street Streets is about to receive some heft. An eleven-story payload, to be exact.

First, some recap.

Hogg Holdings (i.e. Andres Hogg) – backed by hedge funders Vinci Partners – purchased the adjoining properties of 287-289 East Houston a year ago for $15.2 million (under the “287 LES JV” corporate shell). Not much happened in the immediate aftermath, except the filing of demolition permits with the Department of Buidings last spring. All along, a 30,000 square-foot residential tower was threatened. They’re now coming through on that promise.

The Hogg submitted paperwork for the new project earlier this month. According to the public records, the eleven-story building will boast twenty-eight units across 29,070 square-feet of floor area. There will also be bicycle parking and storage space in the basement, plus an exercise room on the first floor. Jeffrey Cole Architects – based in Alphabet City – is tasked with overall design duties.

The overall project is still subject to the DOB zoning approval before proceeding.

Project: 115 East 97th Street



Where it will rise:

Marymount School, a tony all-girls Catholic school on the Upper East Side, hopes to build a 13-story academic building on an empty lot at 115 East 97th Street between Park and Lexington Avenues.

The structure will reach 231 feet into the air and host an impressive variety of facilities. New building applications filed yesterday reveal that the cellar levels will include a gym, locker rooms, dance studio, smaller exercise rooms, a gallery, classrooms and offices. Besides the lobby, a laboratory and “garden court” will occupy the ground floor, followed by an auditorium and rehearsal rooms on the second.

The third floor will have a media lab, recording booth, dressing room and control booth for the auditorium, and a cafeteria will take up the fourth floor. There will be a chapel, music room and health center on the fifth floor, and a combination of classrooms, offices and terrace gardens on the sixth and seventh stories. The next three floors will have science labs, art studios, classrooms and offices, and student lounges and study rooms will round out the tenth through 12th stories. Students will also get to enjoy a greenhouse and garden on the roof.

The school has tapped CookFox Architects to design the 111,510-square-foot project. It sounds like the building will have plenty of landscaped green space, and we wonder if the firm will channel its garden-filled designs for 550 Vanderbilt.

Nathan Berman, a developer who specializes in transforming old lower Manhattan office properties into luxury residential space, is buying a controlling interest in 20 Broad St.

Mr. Berman is acquiring a leasehold of the 27-story, 473,000-square-foot office building from Vornado Realty Trust for an undisclosed sum and plans to convert it to rental apartments. The leasehold essentially gives Mr. Berman ownership of 20 Broad St.

After more than three years on the drawing board, the replacement tower for turkey’s consulate general and permanent mission to the united states at 821 first avenue is finally moving forward. First announced in 2012, the proposed project, known as the turkevi center, has commissioned perkins eastman as the architects of record. The building will house new offices for the consulate, and diplomatic residences for permanent staff and visitors above.
