PROVO — City officials are making sure one of the most popular outdoor recreation areas in Provo will remain the way it is.

Eighty acres of private land in Rock Canyon is being purchased by the city for $1.6 million to preserve it from development and mining, and to keep it open for the community to enjoy, city officials announced Tuesday.

“I’m glad the city is going to preserve it,” said Provo resident Denise Durrans, who hikes with her dog, Roxy, a few days per a week in Rock Canyon.

"The peaks and how beautiful it is, and it is semi-private the higher up you go," Durrans said. "Nobody is there. It's beautiful. You can see the valley.”

...Construction on new, six-story buildings is scheduled to begin in the summer of 2015 and take two years, The Church of Jesus Christ of Latter-day Saints announced on its website.
The release does not say how many buildings are planned, but the rendering shows four new buildings in place of BYU's laundry and auxiliary maintenance facilities, which are being demolished.
A massive surge in the 18 months since the church lowered the age requirement has boosted the number of missionaries from 58,000 to 85,039.
Once the expansion is complete, the MTC will be able to accommodate 4,500 missionaries at a time, enough for all the missionary training activity expected in Provo...

upgrades since the 1990s began on Main Street and lasted until early October. This year, merchants are glad construction began during the shoulder season instead of right in the middle

It has been nearly a decade since the buzz started about what has been seen as Park City's up-and-coming district.

Developers at one time attached a trendy-sounding moniker to the district, calling it NoMa, short for North of Main. It was re-branded as Bonanza Park, an acknowledgement of two of the important streets in the district -- Bonanza Drive and Park Avenue.

There was only limited progress, though, before the onset of the recession and just a little bit more since the deepest days of the downturn. But the key developer in Bonanza Park, Mark J. Fischer, appears to be readying to pursue the ambitious remake of the district.

Park City - Stein Eriksen Residences




Regent Properties in Deer Valley has reached an agreement with the Stein Eriksen name and has tapped the company that operates Stein Eriksen Lodge and The Chateaux Deer Valley to manage this new property.

The developer is building a 54-unit project, a mix of condominiums and houses, on land close to the Evergreen and Bellemont neighborhoods. The project has long been referred to as North Silver Lake. Under the terms of the agreement, the development will be called the Stein Eriksen Residences.

The deal comes as the developer, known as Regent Properties, restarted work at the site last summer after the project languished and required approval from City Hall to continue under the same development permit after the delays mounted. Regent Properties work last summer included putting in the infrastructure and building a model home, which was readied in time for Sundance 2014.


"We wanted to work with the pre-eminent leader in luxury hospitality service, that's why we have chosen to join forces with Stein Eriksen Lodge at our North Silver Lake development," the managing partner of Regent Properties, Jeff Dinkin, said in a prepared statement. "Their experience and expertise managing properties in Park City are second to none."

Richard Lichtenstein, who represents the project, said in an interview a sales office will be opened in Stein Eriksen Lodge to complement one at the site. He said the developers anticipate starting work on one of the buildings in 2014. It will house residential units, a pool, a spa and a gym, he said.

The deal was inked with an entity called the Stein Eriksen Lodge Management Corp. Russ Olsen, the CEO, said the sides were in discussions for more than a year. He said the deal covers an initial term of 10 years with a 10-year automatic renewal. He declined to discuss financial terms.

Olsen said Stein Eriksen Lodge is "complementing our brand" with the agreement. He noted that the project will offer residential properties that will be available for rent as compared to the hotel rooms available at Stein Eriksen Lodge and The Chateaux Deer Valley. He said he anticipates between 60 percent and 70 percent of the condominiums in the project will be made available for rentals on a nightly basis.

Olsen's firm will manage the property, including providing housekeeping services, operating a restaurant, snowplowing and landscaping. He said high-end hotel services will be provided in a residential setting. Olsen said the Stein Eriksen Residences will be attractive, perhaps, to VIPs who are in Deer Valley for conventions.

People who are staying at Stein Eriksen Residences will enjoy access to the spa at Stein Eriksen Lodge and will have preferred status at facilities there like the restaurant and bar. Van service will be provided between the lodge and the residences.

Olsen said the condominiums could be built over the course of five to seven years while the houses will be put up as the parcels are sold.

Stein Eriksen Lodge, named after the skiing legend with a longtime affiliation with Deer Valley Resort, has been one of Park City's top lodging properties since its debut in the 1980s. It has remained among the elite properties even as a series of high-end hotels opened during the Olympic era and afterward.

PROVO -- The skyline in downtown Provo will be changing again with the announcement from Forge Companies that they will build a 75 unit, six-story apartment complex at 80 N. 100 East.

The development was introduced to the municipal council earlier this week. It will be called 80 North and is a sister to the mixed-use apartments known as 63 East, which will be around the corner on Center Street. Ryan Freeman, developer and CEO of Forge Companies made the announcement.

"We believe in the leadership here in Provo," Freeman said. "We are dedicating a majority of our time to downtown Provo. We believe that Provo is on the brink of an economic explosion."


Forge also is developing at Traverse Mountain. He said the amount of interest in 63 East, which is just being started, leads them to believe the 80 North project will be a success. Spaces are quickly being reserved for 63 East. Forge anticipates announcing who will be in the ground-level retail space Friday.

The main floor apartments will be modern Brownstone, two-story apartments with walk-up stoops. The apartments also will have balconies. Parking is expected to be at the Wells Fargo Bank parking terrace with 80 reserved stalls. The developers are asking Provo city for 20 surface parking spaces in front of the building on 100 East. In all, and with some trade from 63 East, there will be 1.5 parking stalls per apartment.

The apartments will be two- and three-bedroom units and are designed more for those who want to live in an urban setting rather than for college students. This is not a mix-use development but all apartments.

"We are about five months out before breaking ground," Freeman said. "We also have a few other projects in the works in Provo."

Freeman said in market studies local residents said they are tired of boring and stale housing choices.

"Anybody who loves music or the arts would love living here," Freeman said, referring to the social life in downtown. "Provo has such a bigger dynamic with the younger people. It can be the only true urban living in the county. There is a very strong demand for urban living here...

Forge is asking the Provo redevelopment agency for some help with parking, particularly for the 20 spaces on the street. He said he hopes the city will provide permit parking for the Brownstones. There will be some underground parking offering about 30 stalls.

Freeman said he is also asking the RDA to fund $600,000 of the development in exchange for 5 percent of the revenues over 10 years. The agreement would be similar to one made for 63 East.

Freeman is particularly excited for this project as he lived just two blocks east of the site when he was attending Brigham Young University.

"It's nostalgic for me having been a BYU student," Freeman said...

Artspace is undertaking a new project to revitalize one of Salt Lake City’s historic but long-dormant buildings.

The nonprofit organization, which develops mixed-use projects combining affordable housing with commercial space for artists and other creative souls, will receive title to the Beehive Brick Building at 244 S. 500 West for free from the Salt Lake City Redevelopment Agency.


In exchange, Artspace will take on the sizable expense of seismically upgrading the earthquake-vulnerable building and then renovating the structure consistent with RDA design guidelines.

When done, the three- and four-story warehouse is likely to have a half dozen studios and commercial offices on the ground floor topped by 12 to 15 residential units, said RDA project manager Jill Wilkerson-Smith.

"The seismic work alone will cost $750,000 — just to keep it standing," Artspace President Jessica Norie said Tuesday after the City Council, sitting as the RDA board, unanimously approved the ownership transfer.

Acquiring the structure free of charge, she added, basically represents a fair "exchange for our services to save the building."

That’s how the deal strikes Councilman Luke Garrott, whose district includes this part of downtown west of the Rio Grande Depot.

"I appreciate the staff taking the historic-preservation mandate in the Depot District seriously," he said, noting that the biggest challenge is retrofitting buildings.

"I’m willing to part with our slice of land [0.31 acre] if they’re willing to get the building back in working order," Garrott said. "It’s a good deal because we’ll keep the historic nature of the neighborhood. And Artspace has shown themselves to be a leader in historic preservation."

That’s why the RDA approached Artspace in the first place, Wilkerson-Smith said. "We saw an opportunity to build off the quality projects that Artspace has done in proximity to this project."

She was referring to seven existing projects, including renovations of the Eccles Browning Warehouse on Pierpont Avenue, the California Tire and Rubber Co. Building and an original ZCMI warehouse.

The nonprofit also bought the former Utah Barrel and Scrap site and converted the scrap metal recycling lot into Artspace Commons and Artspace Solar Gardens.

Artspace’s Norie said she relished the chance to use the Beehive Brick Building "as a model to show there is funding and financing out there to keep our history intact."

Community interest in using these buildings is there as well, she added, noting that 99 percent of Artspace’s residential and commercial space is leased.

Me too! Looks like we'll have UPAC and the 111 Tower, The 151 Tower, The AIR Hotel, and the Convention Center Hotel in various stages of construction all at the same time. Exciting times for Salt Lake City. Things are really beginning to explode. Who knows what else might be announced this Summer.

SALT LAKE CITY (ABC 4 News) - Downtown Salt Lake City will soon be home to a new, swanky hotel.

The modern-style boutique hotel is still in the design phase, but downtown leaders say once completed it could transform nightlife in the area.

The space on West Temple and 4th South has been leveled and fenced off.

Originally called Air Center, a mix of office and entertainment use, developers saw a need something more. Plans have tweaked to build an urban-style hotel instead, 14 stories high with a roof top pool and a multi-use theater.

In an online forum developer Ken Bretschneider writes, "We decided that there was plenty of office space in the downtown core and that a fresh new hotel with location based entertainment was something SLC really needed."

The Downtown Alliance believes the hotel concept will bring more people into the city which will help the local economy.

“More hotel space means that there is more people coming into downtown spending more money and really enjoying what downtown Salt Lake City has to offer,” said Jesse Dean, assistant director of public policy at the Downtown Alliance.

And under the project's design, downtown will have something else new to offer, a nightclub in the hotel.

“Downtown isn't really known for its 24-7 nightlife but I think that the nightclub experience that the developers have been talking about with the Air Hotel will really bring a new concept into town,” said Dean. “It will still promote the safe, fun environment that we here in Salt Lake City are known for.”

Air Hotels was originally supposed to open this December, but now that the project's design has change, construction won’t begin until the fall.

One map that shows Utah is the place to be right now

Unemployment rates have continued to decline, according to the Bureau of Labor Statistics’ most recent economic news release.

But the good news is not evenly spread. According to the report, 47 states saw a drop in unemployment numbers from March to April, but the remaining three either saw no change in unemployment or, in one case, even an increase.

Utah continues to rank among the states with the lowest unemployment numbers, joined by Wyoming, Vermont, South Dakota, North Dakota and Nebraska as states with an unemployment rate below 4 percent. The national average currently sits at 6.3 percent.

“The moral of the story is pretty clear,” Vox’s Matthew Yglesias said in response to the report. “If you want a job, head for Omaha or Salt Lake City or the wide open spaces of the Plains.”
