Spoke with some of the workers on site just now. Excavation will be done by mid-next week.

Is it possible to get a copy of the development application files from anyone? Since this was approved a while back, they are no longer on the development search website.

Excavation is done. Some concrete work etc. is still being done with the foundation, however.

Can't find them anywhere. However, based on what we see on this page... it'll probably look alot like the other claridge apartments across the street.

Recent work

Since the excavation has completed I am a bit stumped at what is going on now. 2 or 3 drilling rigs are working near the north wall. Seems to be lots of pallets with coiled hoses or pipes. Other active hoses leading to 3 large waste bins on the south wall.

I am guessing maybe the building will be heated using geothermal heat. Why else would they need to drill further beneath the bottom of the hole. Any thoughts?

It seems to me like they're doing some sort of abrasive blasting. I may be wrong though.

Here's a wiki link on the process: https://en.wikipedia.org/wiki/Abrasive_blasting

Is this what you saw?

This one seems to have grounded to a halt. Saw 1 site surveyor on site last week and that's been it since then.

As of yesterday the Tower crane steel base is installed and the surrounding base footing is being built. Rebar and concrete forms so far.

the Federal government is contributing $70 million to the project at 70 Gloucester as part of its Rental Construction Financing initiative—part of the National Housing Strategy. Claridge will commit to building 200 units of purpose built rental at the site with rents below 30% of household income in the area.

So claridge was going to build the units anyway, they are going to charge the same rent as they would have anyway, and they get $70M in free cash for doing absolutely nothing.

Am I missing something here or is this a collasal waste of money?

It's a loan/financing program, they still have to pay it back

Sounds like Claridge is being obligated to offer rents for lower rates as part of this deal.

30% of the median household income is $2100 a month. That is more than units rent for in the Tribecca across the street.

It says in the area. Probably lower than the city as a whole .
