Project: Portside at East Pier

Quote:
The development, which will eventually be part of a larger project with nearly 500 residential units, is actively playing up Eastie's changing aura in its marketing: "Relax," says the website. "You've found your haven. It's every bit as luxurious as the high-rises across the harbor, but with even more spectacular views, and provides a bit more room in the budget to enjoy brand new discoveries." Budget. Room. Eastie.

Project: New Quincy Center

Quote:
The fresh Quincy project is expected to eventually include more than 400 apartments as well as several thousand square feet of retail and commercial space, all near a Red Line stop (transit-oriented, people, transit-oriented). The first phase calls for a complex called West of Chestnut (that spot had once been dubbed Merchant Row, the site of the short-lived construction). It is slated to have 169 apartments in a six-floor building with 12,000 square feet of commercial and retail space. Construction on that should start early next year and mercifully wrap in 2016.

The second phase, East of Chestnut, will have 220 apartments and more retail. No timeline on that, except that it's to follow the first phase's completion.

Project: Cleveland Circle

Quote:
Boston Development Group and National Development announced that the project's 92-unit apartment component would be "an age-restricted adult community much like National Development's award-winning Waterstone at Wellesley independent living community in Wellesley Lower Falls."

The project also includes a 162-room Hilton Garden Inn as well as retail along Chestnut Hill Avenue. The development team hopes to start construction in the middle of 2015, should the City of Boston and the Town of Brookline sign off—and those locals stand down.

A bit of a bump here, but what are the 4 600'+ towers currently approved?

I was just looking at a bunch of photos of Boston and was thinking that a 800' to 1000' tower in Downtown (not Back Bay) would completely transform the skyline - perhaps to one of the best in the U.S. It has the layering and density, just needs a pinnacle in the Downtown area.

Giant ‘Parcel U’ Development Nears Final Approval

Quote:
The community process for one of the largest residential developments in the history of Forest Hills is over — except for a public hearing on variances from the zoning code the 124-unit project might need.

Parcel U, as the property is known in MBTA lingo, sits on the skinny three-acre strip between Hyde Park Avenue and the train tracks south of Ukraine Way. It includes 124 homes in a cluster of nine duplex ownership row houses and one rental multi-family building.

The public comment period for the Boston Redevelopment Authority’s public process ended Oct. 10. Here’s what we found in a review of the feedback Forest Hills residents gave the project.

Project: 248 Dorchester Avenue

Quote:
For eons the one-to-one parking-housing ratio has held forth in Boston development. That is, each new unit of housing, whether condo or apartment, demands one parking space for the theoretical owner or tenant. Despite a tightly packed populace amid a convenient, if occasionally blinkered, mass-transit (and bike-sharing) system, that ratio continues to hold on like some ancient writ everyone knows isn't applicable to the modern world but can't bring themselves to reject, however hard they try. Case in point: the new development proposed for 248 Dorchester Avenue in ever-changing Southie.

The six-story project would add 33 apartments as well as 4,400 square feet of retail to a site along Dot Ave. that's barely a five-minute walk from the Broadway T stop. Yet plans for the development currently call for 33 on-site parking spaces. One-to-one. Again. The Boston Redevelopment Authority is still reviewing 248 Dorchester, so things might change.

Project: AC Hotel by Marriott

Quote:
National Development reports it plans to build a 200-room AC Hotel by Marriott hotel in South Boston near its Ink Block project.

The Newton Lower Falls, MA firm will build the new hotel at the former sites of FW Webb and Independent Taxi. National Development previously acquired both sites and anticipates the construction on the hotel will begin later this year with an opening slated for early 2017.

The Ink Block contains three apartment buildings, totaling 315 units, and a fourth residential building with condominiums. In addition, a 50,000-square-foot Whole Foods store opened at the site on Jan. 9, according to the Boston Business Journal.

Boutique real estate development firm New Boston Ventures LLC has submitted plans to restore the historic Bulfinch building and build a 12-story residential tower at 110 Broad St., a triangular downtown parcel that's adjacent to the Rose Fitzgerald Kennedy Greenway.

Roxbury’s Whittier Neighborhood Seeks $30 Million for Revitalization

Quote:
Boston Housing Authority and the City of Boston are asking for $30 million from the federal government to improve quality of life in Roxbury’s Whittier neighborhood.

BHA announced Monday that it applied for an implementation grant through the U.S. Department of Housing and Urban Development’s Choice Neighborhoods program.

The federal program, which first began receiving funding in 2010, targets low-income neighborhoods with distressed public housing or HUD-assisted housing. It aims to help city governments and other local stakeholders address challenges associated with housing, inadequate schools, and high crime rates.

The transformation plan for the Lower Roxbury neighborhood and the surrounding Dudley Square area include bringing new housing investments to replace deeply subsidized existing housing and build new units.

The neighborhood transformation plan also calls for investments in neighborhood infrastructure and public safety, as well as a plan to create union construction jobs in the neighborhood and improve educational opportunities.

“The vacant parcels that have stood for decades blighting the area and representing the City’s disinvestment have more recently become viewed as the key to the neighborhood’s revitalization,” the plan reads.

Winchester May See More Housing in Town Center

Quote:
Winchester has one of the most beautiful town centers in the Boston area, with local shops and restaurants nestled in historic 19th century buildings and a river running through town.

And soon there may be more opportunities not just to shop and stroll in the downtown, but to live there as well.

Winchester’s planning director wants to revamp the zoning rules that guide development in the town center to make way for new apartments and condos.

No big new developments are planned yet. Rather, the proposal envisions building owners converting the upper floors of some of those graceful old downtown buildings into residences, said Brian Szekely, Winchester Town Planner.

There would also be the possibility of converting commercial buildings to residential use on the northern section of Main Street, which currently entails a more modern strip of gas stations and stores.

“There is certainly a very large demand for housing in the downtown area as it is right next to a commuter rail stop,” Szekely said. “Keeping more feet on the street will help keep businesses in town as well as attract new businesses.”

The downtown rezoning is a work in progress; Szekely plans to have the proposal ready to put before voters at a town meeting on April 27.

The proposal will have to win support from at least two-thirds of the voters who cast ballots at the meeting in order to pass.
