Does the Oxford building on adelaide have a tenant yet ? No announcements have been made as far as I'm aware.

Leftcoaster has mentioned that they have secured a small tenant, and are looking for another smaller one in order to build the large version of the tower.

Based on the brainstorming currently happening in the UT thread on 156 Front, my second guess is Rio Tinto.

I'm going to keep going until I guess it right.

Manulife is the elephant in the room in this regard, but we're seeing multiple office buildings set to open, U/C, proposed. It has to be medium sized firms that are flying under the radar + larger firms relocating personnel downtown. Lets face it, being downtown is a selling point for many employees (especially young talent).

They have likely secured a decent sized tenant (certainly not finalized yet). I wouldn't call them small but I don't think they are large enough to justify a full build out of the site.

I'm surprised that there isn't more office development north of Queen, particularly around the Yonge & Bloor node. There are already a lot of corporate headquarters in the area (e.g. Rogers, Manulife), and soon the National Post will be moving there from the 'burbs. True, it's not connected to the PATH, but the area certainly has a lot of other amenities going for it, not the least of which is the proximity to Yorkville. I wonder if commercial landlords have determined that the market there isn't worthwhile, or if it's more a matter of no one wanting to be the first one to take the plunge.

The main issue isnt PATH connectivity so much as proximity to Union.

With the explosive popularity of GO, most businesses want to be near union, which is why you see the rapid development of the south core over other more traditionally desirable office areas.

The amount of people that are herded from Union Station directly into the Path system each morning is quite amazing. It looks like Tokyo for 100 feet or so.

I always thought that proximity to Union wasn't a huge issue for employers because of the presence of the subway. Although, my neighbour who takes the train had to leave home about 20 minutes before me each morning to get to work at the same time. He works in the OPG building on University, and I worked at Yonge and Adelaide. I guess it's enough time that proximity to Union is a worthwhile investment.

While the subway helps, taking it adds $6.00 to your commute every day. That adds up very quickly.

I thought I read that they secured the CPPIB for the space. They are just waiting to secure the lead tenant.

clatrane, looks like your prediction of 40 200+m buildings built-U/C-Proposed by the end of 2012 was just 3 days off! (we are now at 39-41 depending if 100 adelaide and 480 university are 200+)
