Building momentum: Oklahoma City keeps growing up

Devon Energy first tenant

The building will add 690,000 square feet of multi-tenant space to a downtown office market that has not seen new speculative office space constructed since the opening of Leadership Square in 1984. Clayco, meanwhile, is building a corporate headquarters across the street for OGE Energy Corp., but also is proposing a matching 25-story office building that also will be for multi-tenant leasing.

“Oklahoma City is a very unique market,” D’Arcy said. “Outside of headquarters-type buildings, there haven’t been commercial multi-tenant office buildings built in a number of years. That gave us the opportunity to build a modern building with a more rational floor plate to the market. The energy boom here has created a big demand for office space.”

So far, only Devon Energy is signed up as a tenant, and no other lease agreements have been made for the building, D’Arcy said. Devon Energy is currently leasing about 250,000 square feet in downtown buildings outside of its headquarters.

“Devon Energy will be helping us kick off tenancy for this building, and we are in discussion with others in the financial and legal areas, and with companies in the suburbs as well,” D’Arcy said.

Devon Energy moved into its headquarters at 333 W Sheridan in 2012, and plans call for the 499 W Sheridan complex to connect to Devon Energy Center via a skybridge to be built over Hudson Avenue. Alan Marcum, executive vice president of administration at Devon, said the company’s workforce has continued to expand over the past few years.

Oklahoma City panel rejects effort to save Union Bus Station, Ed Shadid will continue fight

An effort to stop demolition of the Union Bus Station failed to win support of Oklahoma City’s Board of Adjustment on Thursday, but Ward 2 Councilman Ed Shadid is vowing to continue his fight in Oklahoma County District Court.

The Board of Adjustment voted 4-1 to uphold a January decision by the Downtown Design Review Committee to allow Houston developer Hines to raze the bus station to make way for a garage to be built as part of the 27-story 499 W Sheridan tower development.

Travis Lawler, attorney for Shadid, repeated arguments attempted in unsuccessful fights against demolition of Stage Center and the Oklahoma Capitol Savings & Loan building that the Downtown Design Review Committee is tasked with preserving as historic resources.

Lawler also argued the committee was not provided with a traffic study compiled by Hines and Chicago-based developer Clayco, which is developing four towers on the Stage Center block south of the Hines project.

Lawler also argued the design ordinance required the committee to consult with the city’s Historic Preservation Committee.

The Hines development was first reported by The Oklahoman on Dec. 13. The development designs, including demolition of the bus station and eight other decades-old structures, were approved by the Downtown Design Review Committee on Jan. 15.

Shadid argued the committee should have waited for traffic impact studies before backing Hines in its demolition request.

If anybody is in OKC, take a pic of the site.

I tried checking the corporate site for any info, but none. Keeping this secret. Twitter, and facebook are silent on the issue too.

If any time table is to be trusted, the bus station should be seeing some form of demo. There is heavy opposition for this project, so maybe that explains the tight lid.

This is the new home of the Bank of Oklahoma, as well as other tenants. It will be located across from the Devon Energy Center and include a new parking garage as well. This is the section that had come to be known as the "Preftakes Block". I'll post some renderings next as well as current construction shots. Last time i looked, they were up to the 3rd floor.
