San Carlos

after weeks and weeks of what seemed like on-again-off-again prep work, the San Carlos Transit Village's construction appears to have picked up some momentum. from the train, moving north to south

Oyster Point, SSF

took a closer look at the Cove at Oyster Point in South San Francisco over the past weekend...

using the above rendering, the middle two buildings are finished, and the three on the right (along the railroad tracks) are under construction. the one in the lower right corner will be a hotel. here seen more close-up:

here is the side facing the tracks

looking past the hotel at the two office buildings already done, with the Cove on the left

similar view

as seen from Oyster Point Blvd. the buildings that haven't broken ground yet would be in the foreground

and from further back, along Gateway Blvd. in the background you can also see a crane has risen at the SAP building on the other side of the freeway on the slope of San Bruno Mountain

Uptown Station Development Signals Oakland's Rise
Quote:
With San Francisco mired in housing unaffordability, Oakland seems like a natural alternative for those being priced out of the market. Similarly, companies expanding their footprint in the Bay Area are considering Oakland for its plentiful source of comparably cheap office space. Online ride-hailing service Uber is just one of the tech giants investing in the future of the city. Through developer Lane Partners and Walton Street Capital, they purchased a 380,000-square-foot building that, along with Oakland itself, is undergoing a swift transformation.

along Caltrain line

Hayward Park housing starting to peek up and be visible from Caltrain now, and office buildings nearing completion

Bay Meadows housing getting finishing touches

across El Camino from Bay Meadows, a large chunk of Hillsdale Mall has been coming down over the last couple weeks

Redwood City is going berzonkers building new projects, many within walking distance of its Caltrain station. The most recent and closest example is just across the street from the recently completed Box headquarters, at 815 Hamilton/889 Winslow. that's Box peeking into the frame on the left side:

the project itself is still a hole in the ground for the moment

also sort of across the street from Box, but a different street, Jefferson, is Greystar II. it's a bit hard to see in the photo, bookended by Box on the right, and the initial phase of the project, Greystar I, on the left

Plans for new downtown Walnut Creek hotel move forward:

http://www.mercurynews.com/2016/03/1...-move-forward/

"WALNUT CREEK — Plans for a six-story, 160-room extended stay hotel within easy walking distance of the Walnut Creek BART station are moving forward.

The city’s Planning Commission unanimously decided last week to recommend the City Council approve the hotel project, which commissioners praised as a green design that would encourage guests to take BART to and from the hotel.

“Transit-oriented extended-stay is becoming a trend, having these hotels near train stations,” said commission Vice Chairman Eric Harrison.

The new Marriott Residence Inn would be built on the block surrounded by North California Boulevard, Pringle Avenue and North Main Street. It currently hosts a Bank of the West branch and the Dirito Brothers used vehicle sales lot. Both would be razed to make way for the hotel, and the parcel’s zoning will have to change to accommodate the different use."

couple looks at the San Mateo Caltrain projects from a gray day earlier this week...

Hayward Park, where the housing element is now clearly showing itself over the dirt piles between it and the tracks, and the office buildings are starting to wrap up. (and still no sign of movement on the parking lot in the foreground)

and at Hillsdale, Bay Meadows housing is shedding scaffolds and creeping closer to the tracks

Phase III of the waterfront project calls for HCP to add two new Class A buildings totaling approximately 336,000 square feet at the multi-tenant life science development in South San Francisco. I mistakenly put this in the SF rundown thread. re-pasting here:
______________________

at Hayward Park in San Mateo, the dirt piles have been cleared so work on the housing is now more visible from the tracks

and just to show the new office component, which is wrapping up

down the way at Hillsdale, they appear to be paving a parking lot next to the current station

but behold the glory of what is the rising tide of Bay Meadows

Lane Partners and Strategic Urban Development Alliance are working on a big, new proposal called "Eastline" in Uptown Oakland.

Downtown project would bring Oakland 4,600 jobs

Quote:
Downtown Oakland would land 4,600 new jobs through a major new Uptown district project proposed by the developer who brought an Uber headquarters complex to the East Bay city, developers said Tuesday.

All told, about 870,000 square feet of offices, 50,000 square feet of retail and 388 residential units would be built as part of the project, which is being dubbed Eastline.

The project, which would rise on 3.3 acres in Oakland, is bounded by Broadway, 21st Street, Telegraph Avenue and 22nd Street.

Planning for Proposed 3-Acre Uptown Oakland Project Underway

Quote:
As BART runs directly below the site, the development will have to be designed to avoid placing weight or lateral stresses on the tunnels. And as the existing public parking garage on the site “provides parking that is vital to Uptown District businesses and the operations of the Paramount and Fox Theaters,” the development is expected to include a four-level replacement garage for both public and private use.

And as of this morning, the preparation of the Draft Environmental Impact Report (EIR) for the Eastline project is officially underway and the first public hearing has been scheduled for December 12.
I hope this eventually gets built, although it's still several years off, at least. That block is currently very underutilized with a parking garage, burger joint, and several two-story buildings along Broadway. It would help bridge the gap between the Broadway/Grand/Valdez area and Fox/Paramount/Uber parts of Uptown. That stretch of Broadway is pretty desolate, despite being surrounded by more lively areas.

The taller and long awaited 2nd Genesis Tower in South SF should be starting soon, if it hasn't already.

Quote:
What's more, Phase 3 is starting work on a neighboring 21-story tower, which should be completed in 2018. The landlord also plans to build an amenities center, including a hotel, restaurant, gym and auditorium.

Redwood City's development section of their website is so well-organized, I'm literally in shock.

the housing for Station Park Green is growing at Hayward Park Caltrain station in San Mateo. approaching from the north...

and as seen from the station

here it said in Sep 2016 that

Quote:
...the concrete was poured this week to begin the first building on the corner of Concar Drive and Delaware Street. The remaining three buildings will be constructed in a clockwise pattern with each starting about 90 to 180 days apart...
so I suppose we should see the next one get going soon.

it's a little disappointing the separate Caltrain project on their parking lot hasn't gotten going yet.

down the road at Hillsdale, just a look at 31st Ave, one of the streets that will be extended under the Caltrain tracks (possibly under a relocated station) through to El Camino on the west side

and the view from the southern end of the station, where you can barely see that the next section of housing is under construction on the right side of the pic

Chinese developer proposes 1,200 units at South San Francisco's $1B Oyster Point project
Jan 30, 2017, 1:57pm PST Updated Jan 31, 2017, 10:15am PST
Emily Fancher
Deputy Managing Editor San Francisco Business Times

The Chinese developer behind one of the largest biotech projects in the Bay Area has proposed adding 1,191 residential units and 22,000 square feet of retail and amenity space to its prime 42-acre waterfront site in South San Francisco.

Greenland USA, which bought the site in August for $171 million, already has approvals for 2.25 million square feet of office and life sciences space at a project called the Landing at Oyster Point. But the company filed an application today to revise later phases of the project to include residential and retail uses . . . .

actually, not sure it's obvious from the pics, but it looks like the next one is underway

adjacent to the Redwood City Caltrain station and across the street from the Box offices, the project on 815 Hamilton St has come up out of the ground. as seen from the station platform:

approaching

looking back the other way

and just a look at another one of the massive projects going up within blocks of the station. as mentioned before, Redwood City is really hitting it on development.

Good news for Downtown Oakland, if this comes to pass:

Quote:
Developer to buy long-stalled Oakland site, start office tower on spec

Ellis Partners plans to break ground on the tower at 1100 Broadway, which is next to BART, on spec, or without a tenant commitment, said Mayor Libby Schaaf.
This one has been stalled for a decade. It seems like there are lots of proposals in Oakland, but not a lot of action. Hopefully a few can get going before the current cycle ends.
