^ I actually like that. A lot. We always talk about "canyons" and "streetwalls" when addressing the urban environment. This design imagines something carved out of a stone canyon wall. Would be much cooler carved out of an actual canyon, but that would be ruining the natural habitat. This brings something inspired by nature into the built environment. I always appreciate it when architects think conceptually like this, and are able to deliver something that still fits it's surroundings, which I think this does pretty well.

The company announced it has purchased 106 W. 56th St., a nine-story building, owned by Jesuit publishing group American Media, for an undisclosed price. United Overseas Bank, a Singapore-based lender, financed the acquisition, while JLL arranged the financing.

Savanna plans to tear the building down and erect a high-end, 26-story office tower in its place that will appeal to wealthy tenants. It has partnered with investment fund Atom Assets, based in Hong Kong, on the development.

American Media has up to a year before it must vacate the property, according to Savanna. Work will begin upon the company's exit, and the new building is expected to be completed by 2019.

"We're appealing to tenants like high-net-worth individuals, small private-equity firms and family wealth-management offices that want to have new space and proximity to the Upper West Side and Central Park," said Andrew Kurd, a vice president at Savanna.

In a move to meet a growing demand among pint-size, deep-pocketed tenants for premium space, several developers have rushed to build boutique office projects. The buildings offer state-of-the-art space and the chance for a firm to have an entire floor all to itself.

According to plans filed with the Department of Buildings, the ground floor would have retail space and floors two through five would have medical offices. The top seven floors would give way to offices.

Janus has filed plans to demolish the building, but YIMBY points out that the block-long stretch of warehouses has been calendared for consideration in front of the Landmarks Preservation Commission for 25 years, and is set to be heard by the agency next week. Should the project move forward, HOK is poised to design.

New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave.

Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston. The development would rise 155 feet into the air on a through-block site between Oxford Avenue, Riverdale Avenue, West 238th Street, and Sulfan Terrace.

The 48-unit building would have spacious apartments, averaging 1,240 square feet apiece. We’re guessing these will be two- and three-bedroom condos aimed at families. Maybe future residents will send their kids to the Ethical Culture Fieldston School, a progressive and pricey private school across the street on Riverdale Avenue.

The ground floor will have 2,500 square feet of retail, followed by a garage on the second floor and 59,630 square feet of residential space on the remaining 12 stories.

The second floor garage will hold six parking spots, and a surface parking lot will offer 33 more spaces. Overall, it’s a bit more parking than city rules require.

Two small houses and a low-slung commercial building once occupied the 27,700-square-foot site, but they were all knocked down in 2014.

"Scrutiny is about to begin of a proposal for the tallest tower in Brooklyn, one that would be impossible to ignore.

Two developers have submitted plans in recent weeks for a 1,066-foot building in Downtown Brooklyn, which would be almost twice as high as anything surrounding it. The complex, at 9 DeKalb Avenue, would also bring the current surge in supertall towers across the East River from Manhattan.

The 73-story structure, to be built by JDS Development Group and the Chetrit Group, would be more than double the height of the 512-foot Williamsburgh Savings Bank building, which was once the tallest in the borough..."
