Related scores $117.5M loan for One Paraiso

More than six months after breaking ground on One Paraiso, a planned 53-story condo tower in Miami’s Edgewater neighborhood, the Related Group has signed off on $117.5 million in financing for the project.

The funds were provided by the real estate investment arm of financial company TPG, which has $74.8 billion in capital under its management, according to the company’s website.

Sales were launched for One Paraiso last year in April, and groundbreaking followed a few months later in December. The project is expected to finish in 2017.

Located at 3131 Northeast 7th Avenue, the tower will house 276 units that range in price from $600 to $700 per square foot. It was designed by Arquitectonica, and prominent local restaurateur Michael Schwartz has signed on to open an eatery and beach club at the tower.

One Paraiso is part of a larger five-acre waterfront complex that, in its current iteration, will house four condo buildings.

Earlier this year, Related inked a $93 million construction loan for another of its towers in the complex, Paraiso Bay.

Construction Has Commenced At 396-Unit Paraiso Bayviews

^ The Edgewater skyline north of Miami's downtown continues to expand and 4 out of the 17 skyscrapers currently Under Construction over 500+ feet | 152+ meters tall in the city are part of this complex. The Miami "bubble towers" are finally rising!

New York has 23 out of the 25 drawn on the first page for comparison. It would be nice if the illustrators filled in Miami a little bit.
I tend to think Miami doesn't get any respect on SSP anymore hence the lack of diagrams that need to be updated.
If this project was going up on the waterfront in say Chicago, New York City, Toronto, Vancouver, Philly or San Francisco or any other city there would be oodles of comments & replies by now.
Instead there are 55 replies and only 7 of them come from others who aren't from Miami or interested so far.
How many cities on this forum currently have four towers over 500+ feet | 152 m under construction let alone 17 currently ?
Is it just because they are condo towers?

Shame that some of the SSC Miami members can't intermingle here as well. In terms of developments, its booming. More so than many more cities with double the population. Some projects like 1000 Museum are stunners in themselves. Acclaimed by the architectural community, yet no interest. Sunny Isles has some slender, gorgeous towers, but its because its in Florida. Now... had 1000 Museum or Jade Signature been proposed in The Loop, I'd have a 1000 posts by now.

I think its just envy that's all and lots of homerism. Same way not many China projects are discussed on a primarily North America development forum because it would wipe the floor clean with how behind we are. IDK, I just think all U.S. cities should get attention because its not one city that makes a country, but all. City boosting is bad stuff in the collective, grand scheme of society. Its not just limited to Miami, but to places like Seattle as well. Which are booming and have some gems in the pipeline and u/c. No love for "The Mark" which is a stunner, and rising!

^^^ I think I know the reason for the lack of interest in Miami and other cities. Ironically, a lot of SSP forumers are more interested in older "more urban" cities. Nothing wrong with that, and it is a good thing, but it does lead to a lack of caring about new skyscrapers if they are outside of New York or Chicago. Even with those cities, Chicago barely gets any attention for its new highrises and barely anyone knows that NYC's skyscraper boom is not limited Manhattan.

Miami has the skyscrapers but as long as its built environment is largely seen as suburban, barely anyone here will care for it. Luckily, that will change in the future.
