OMAHA | HDR Headquarters | 255 ft | 15 Floors

HDR to Build Downtown Omaha High-Rise Headquarters

Global architectural and engineering firm HDR announced Tuesday that it will build its new corporate headquarters in downtown Omaha — in a high-rise containing nearly 300,000 square feet of space and stretching up to 20 stories.

Currently a parking area, the site is bounded by Dodge Street, Capitol Avenue, 11th Street and 12th Street.

The selection from among multiple contenders culminates a year and a half search by the company, which operates in 225 locations around the world.

It returns HDR, which this year broke into the Top 10 of the largest U.S. design firms, from its existing suburban Omaha campus to the urban business district where it started out nearly a century ago.

Glad to see this! It's great somebody's adding office space in a Midwestern cities downtown instead of a suburb! This isn't the old UP site is it?

Not the UP site... but, to the east, immediately across Capitol Street from Shamrock Development's $200M 'Capitol District' project (block where 'Apartment tower' appears below), which is finally getting underway as this story came out.



Rendering of Capitol District looking south, Marriott on left. The 'ghosted' structure is right about where HDR should be, probably about the right height... perhaps no coincidence it's in the rendering.


We have yet to see an HDR rendering... but expectations should be high, given we're talking about a top 10 architectural firm here.

Any progress on the project that was supposed to succeed the ill-fated Wallstreet project ?

No word from the developer in a year. They have said from the beginning that they need an anchor tenant to do anything so who knows how long that may take.

Of course there's also Project 19... on the site of the Omaha Civic Auditorium, which we'd love to see movement on as well...

That is another one that depends on what an anchor tenant wants. The developer there has deep pockets and a lot of connections in the city. I think that project is more likely than the Lanoha tower.

The developers of the white building above have said they would go up to 40 floors if the demand is there.

I hope this leads to something positive! Especially after the news about Conagra. DT. Minneapolis is losing TCF (1000 employees) to the 'burbs and now there is a "doable" proposal for a 50 story Mixed-Use project on the site they vacated... so, hopefully something good will come out of this!

They said they want to break ground this summer. Their lease is up on their current digs soon so they need to be done by Dec '18.

Also of note, that parking lot to the right of this project in the aerial rendering is This project which is u/c. Will be cool to see a cluster of 3 cranes in that area.

Some more details leaking out.

$152 million total cost.
$20.9 million TIF request.
HDR is saying they are expecting LEED Gold certification.

Very nice. It's interesting that they picked a site on the edge of the CBD... looks a bit sparse around where they're building.

A mixed-use project is u/c across the street. And the Gene Leahy Mall and convention center and arena are a stone's throw away.
