FLORIDA | HIGH/MID/LOW RISES | Updates/Compilation (Whole State)

The State of Florida's High/Mid/Low Rise Updates and Compilation



Goal: Documenting in a neat fashion every major highrise, and midrise, and if necessary, architecturally significant low rises in Florida's cities. This thread will serve as a compilation of major projects all over the state and will go hand in hand with the other threads listed for cities in Florida; The exception is that I will include highrises and mid rises from the suburbs and little cities if necessary that often go unnoticed. The primary emphasis will be high rises, but also significant mid-rises as well. Low rises will be included, but only those that are of a large scale. An example being a low rise development that has lets say a 1000 units. The projects listed include those under construction, proposed, and in preparation mode. I will not be including visions or canceled projects. This will serve as a continuously updated reference of projects for all of Florida. I will restructure the compilation threads of Miami, Fort Lauderdale, Jacksonville, Orlando, and Tampa into this compilation.

What will be different?: Projects will be included also from cities that never get mentioned. For sake of neatness, I will post the projects in sets meaning that one post contains 10 or 20 projects, maybe even more depending on the city for ones that are in the compilations already. General updates or new projects as of June 22, 2014 will get there own post with the project title, and a brief description of it. More information is usually in the source, keep that in mind. I try to post only the good information. Also, keep in mind that some projects may not have renderings or only have floor information or even just the height.

Credits and Sources: Since the sources are already posted in the compilation threads, I will not include them as the proper citation has already occurred. For new projects, of course. For new information: Green highlights important building facts (Height, floors, important data), and purple highlights completion or construction start dates.


Format: I'm thinking every project should have the name on top, bold, and a rendering that is reasonable size. I know sometimes its difficult to find smaller ones, but something around 1024x768 or 800x600 is appropriate. For sake of neatness. Along with a brief description of the height, floors, features, etc. And in quotes if its from a source. Usually information from other sources without quotes makes it look very sloppy and hard to navigate. Along with proper citing of course.

A) Exception to Format: Large scale projects, if there is a very detailed rendering that covers many towers, it might be larger than 1600x1200, but in general, you won't see many large ones.

Comments: Try to keep the discussion relevant. Also feel free to add projects, just please follow the format above as it is easier for members to see, learn, and keeps the thread organized and neat. Opinions are welcome, but be a little mature with them. No flaming/trolling please. And if you like a project, feel free to say so but just try not to quote a really long post with lots of images. One image is fine, but not more than two. Since I am not a mod, I can't delete spam so please keep it on topic. Think of it as benefiting the whole SSP community along with the SSC members that visit our database.

Suggestions?: PM me if you see a duplicate or want me to add something or simply post here, whatever is easier. I take great pride in updating my other compilation (see signature), and its a intellectual hobby that I really enjoy.

Timeline of Thread Development: This will take sometime, but I will work on it. As of the day this was made, I hosted a party at my house, and am wired on a heavy dose of ginseng and a long lasting stimulant, so I will try to do a lot tonight. ( I will update this paragraph on the development status so the above message is subject to change).

I will start with the biggest, Miami, again in sets, restructuring the compilation threads (From 2012 to now) into a projects list. Then, work on a new compilation for Tampa since it hasn't really received any updates besides mine since 2007, and even then it was only like 3 or 4.

For Miami, I will go back as far as late 2011 for major high rise, skyscrapers, and significant midrises.

Note: The last of the Miami sets. These are the major projects currently in discussion right now. Also, by going back in set 1 and 2 to projects dating 2011, some of those started in the last year or too, but a majority of them are from 2013 and 2014. Emporis or the Council on Tall Buildings and Urban Habitat are good sources to find out every single (mostly) high rise around. If interested in learning more about the projects, use the search feature on SSP or google to go back into the Miami compilation thread as there is info on floors and heights. Later on, information is available, but these sets are what we are currently dealing with at the moment. Sets 1-3 cover pages 60 to 101 of the Miami thread. Developments from the late 2011 to now. Thats essentially 2.5 years of projects. Not all of them, but some significant ones I feel.

Order update:

Miami is finished for now. Now, I know I didn't get everything, but these are significant projects going up. I skipped some minor highrises (12-14 stories), and tried to get as many for 2012-2014 (Current).

These include Miami, Miami Beach, Sunny Isles, Coral Gables and Hollywood Fl. I included them in my set given the complexity of the area and proximity. There might be 1 or 2 from Hollywood Fl, but 95% of the projects are from the areas I made in bold. Later on today, I will work on Tampa.

I find Emporis to be accurate, they may be missing just a few projects, but they eventually get to it. So far, an overview of sets 1-5 and what currently stands in these cities.

Ah okay I will fix that later on. I have to include a section for Palm Beach. I think I will skip Jacksonville for the meantime and work my way up the coast. Jacksonville really doesn't have anything significant. Let me know if there are other projects I missed, for any of the cities I posted.

Not 100% sure on Strikers Stadium, but will keep it in mind.

Broward commissioners to vote on Plantation apartment project

All Aboard Florida to spend $29 mill on West Palm Beach station

The cost is the cheapest of the express passenger rail lines’ three stations, with Fort Lauderdale’s price tag at $30 million and Miami costing a whopping $150 million.

The bond documents, first reviewed by TC Palm, but now also obtained by The Palm Beach Post, include ridership estimates and ticket prices that All Aboard Florida has sued to keep from being released as public information.
The one-hour trip from Miami to West Palm Beach will cost a coach passenger $30 during the first year of service. A business class customer will pay $36.60.

A Fort Lauderdale to West Palm Beach coach ticket will cost $20, with a business class ticket for the same stretch costing $24.40.

All Aboard Florida expects to begin running 32 trains per day on the FEC tracks in 2016. The bond prospectus says construction will begin as soon as the successful offering is finalized, which occurred Thursday. The bond carries a 12 percent interest rate, something analysts said investors would expect for a such a unique project.

While not much, Jax has a few projects. I've been meaning to do something like this at MetroJacksonville.com but I haven't had the time to get around to it. Anyway, here are some proposed projects in and around downtown Jacksonville.

didn't know that, been there 5-6 times , its nice

the palm beach post say the the All Aboard train
is going to Jacksonville sooner than I thought.

the All Aboard company makes money on TOD transit development
if they buy land around that old Jacksonville train station
