Forest City Ratner unveils design of 8-acre park at Booklyn’s Pacific Park mega-development

NEW YORK DAILY NEWS
Wednesday, June 24, 2015

Quote:
Pacific Park, the namesake park of real estate giant Forest City Ratner's enormous Prospect Heights mega-development, might finally cross from drawing board to reality.

After seemingly endless delays, the company and its partner Greenland have finally unveiled a masterplan and renderings of the 8-acre park at the heart of their new residential and commercial megaproject, which is slated to comprise 16 towers featuring condos and 2,250 units of affordable housing over 22 acres.

This really should have the "pacific park" added to the title.

Something like this: NEW YORK | Atlantic Yards / Pacific Park | 15 Towers

It would be beneficial for SSP too because when people use google or a main search engine, and type pacific park, ssp will be up there in terms of listings therefore increasing the possibility of a click, and thus increase ad revenue.

Plus, its accurate because its formally called "Pacific Park".

Why was there a name change in the first place? I understand this isn't the rail yards anymore but it's still Atlantic Yards in terms of the lot. The funniest part is the fact that we've gone from the Atlantic to the Pacific when Brooklyn is next door to the Atlantic and a gazillion miles to the Pacific.

New Details Revealed for Pacific Park Outdoor Space Design

Tuesday, July 7, 2015
Jeremiah Budin

Quote:
A couple weeks ago, Greenland Forest City Partners revealed some renderings of the planned open space at the Pacific Park (née Atlantic Yards) megaproject. Now Pacific Park watchdog Norman Oder has posted a slideshow on his blog that was presented by landscape architect Thomas Balsley, which reveals some new diagrams for the proposed park, which is being called Pacific Park Brooklyn. (Spoiler alert: Oder is skeptical of the developer's intentions, calling the park "a primarily private benefit is being spun as a public good.")

Apparently the towers-in-park design is still "in". At least the buildings are facing the street

That's what I'm thinking too -- it's getting pretty close to one of those. In the latest plan, Pacific Street needs some major help.

Longtime Owners Evicted, Demo Is Next for Dean Street Homes Seized for Atlantic Yards

Quote:
Some of the last buildings that the government seized from their longtime owners in order to make way for the Atlantic Yards project are likely to be demolished soon. Demolition permits were filed on Thursday for 491, 493 and 495 Dean Street. The three 19th century row houses sit close to the corner of 6th Avenue, right across from Barclays Center in Prospect Heights.

The buildings, pictured below (491 is on the left), were part of a long dispute with developer Bruce Ratner of Forest City and the then Empire State Development Corporation. Eventually, the owners and their families, some of whom had lived here for generations, were ordered by the state to vacate the properties in September of 2014 and reportedly had 90 days to do so. The sums they were offered by the state for the properties were not made public.

When we last reported on these properties in February, there were at least two families still living there. They were each asking for about $3,000,000, about the cost of a townhouse in the neighborhood, according to the Atlantic Yards/Pacific Park Report. To put that in perspective, Daniel Goldstein, one of the lead activists fighting the project, received $3,000,000 for his three-bedroom condo when he moved out.

But the state was arguing that $1,500,000, the price of a townhouse in central or eastern Bed Stuy or Crown Heights, would be sufficient.

Back in February, The New York Times spoke with two of the holdouts, including Jerry Campbell who, along with family members owned both 493 and 495 Dean Street. His grandfather bought the homes in the 1940s and 1960s after he immigrated from Barbados.

He first countered Forest City’s offer to buy him out in 2005 with a the idea of a property swap — 12,000 square feet of space in the new building for his two houses. The developer rejected the offer.

A decade later, in February, of this year, after taking his property, the state reportedly offered him less than Ratner had originally offered.

They still aren't done with that tower? That has to be the slowest prefab building I have ever seen go up.

Revealed: 615 Dean Street, KPF-Designed Pacific Park Condo Tower

Pacific Park's 615 Dean Street, aka B12, image from Greenland Forest City Partners

NIKOLAI FEDAK
SEPTEMBER 17, 2015

Quote:
Back in June, YIMBY reported that Greenland Forest City Partners’ filed new building applications for a condominium tower at 615 Dean Street. And now we have the first rendering for the 26-story project, which is being designed by Kohn Pedersen Fox.

The structure will be the sixth to rise in Greenland’s Pacific Park redevelopment, which is now chugging along at a very rapid pace. COOKFOX’ designs for 550 Vanderbilt and 535 Carlton were also recently revealed, and this tower will borrow design elements from both.

The facade will feature precast concrete, like 550 Vanderbilt, and the base will be clad in the same brownstone brick as 535 Carlton. While the building will borrow those materials, the exterior will still be quite different from either of those components of Pacific Park, with irregularly spaced rows of windows, as well as one side that’s entirely glass.

As for the building’s interior breakdown, 615 Dean Street will hold 245 units, which will split 312,746 square feet of residential space. With its 26 floors rising 278 feet, ceilings will be generous, and condominiums will average over 1,200 square feet apiece.

On the street level, the building will have 4,400 square feet of retail space. Though hard to imagine at the moment, the rise of Pacific Park will create over 6,000 apartments and 15 different buildings.

More importantly, this will extend the physical presence of Downtown Brooklyn by several blocks. While the official boundaries of the neighborhood exclude the area, the built fabric of Pacific Park will be a much closer match to the evolving typology along the Fulton Street corridor, where 500-foot residential towers with significant retail or community components will soon be a dime-a-dozen.

Greenland Forest City files plans for Pacific Park resi, school building

Quote:
Greenland Forest City Partners filed plans Monday for the latest component of its Pacific Park development in Brooklyn – a 26-story mixed-use residential tower that houses a 70,000-square-foot public school. The building, located at 37 Sixth Avenue between Dean and Pacific streets in Prospect Heights, will include 323 units across 274,000 square feet of residential space. But the property’s most notable feature is a 616-seat public school located between the first and fifth floors. The City Council approved plans for the school last week. The building will feature eight apartments on the sixth floor, 16 units on the seventh floor, 17 apartments on each of the eighth through 10th floors, 18 units on each of the 11th through 16th floors and 14 units on each of the 17th through 26th floors. Ten apartments on the 17th floor will receive private terraces, according to the filing, while the rooftop will also feature an terrace for residents. Greenland Forest City – the joint venture between Chinese developer Greenland Group and Forest City Enterprises that is developing the 22-acre Pacific Park project, formerly known as Atlantic Yards – did not return requests for comment on the filing. Marvel Architects, the project’s architect of record, could not be reached for comment. Greenland Forest City unveiled renderings and additional details last week for Pacific Park’s 26-story, 250-unit condo tower at 615 Dean Street.
