PLANS REVEALED FOR RELATED GROUP’S 2850 TIGERTAIL HQ BUILDING IN COCONUT GROVE

Related Group has unveiled plans for an office building in Coconut Grove called 2850 Tigertail that will serve as their Headquarters.

In a Linkedin post, Cushman & Wakefield Managing Director Ryan Holtzman said he was representing Related.

2850 Tigertail will be an eight-story building with floor-to-ceiling glass windows, courtyards, terraces with glass railings, and views of Biscayne Bay.

“Museum quality art” from the private collection of Jorge Perez’s will adorn the building.

Five floors are available for lease. The top two floors will be occupied by Related.

Related’s current headquarters is at the base of the One Miami condo towers in downtown Miami, completed by the developer in 2006.

Arquitectonica is the architect. MKDA is doing interior design.

TERRA GROUP’S TWIN-TOWER PROJECT IN COCONUT GROVE GETS $185M CONSTRUCTION LOAN

Coconut Grove will soon see construction of a twin-tower, luxury branded residential project.

Developer Terra Group obtained $185 million in construction financing to begin work. Demolition of an older building on the site has been completed.

Two 20-story towers are planned.

Terra Group said they would be unveiling details in the coming months, including luxury branding for what they say will be a high-end project.

According to a filing with Miami’s Planning Department last year, the project will include:

303 residential units
32,160 square feet of office
574 parking spaces

Agree. Based on a lot of int'l travel I've done, I think there is a quick fix to this (but most americans wouldn't like it)

Just allow freedom of street vendors (aka night market-ish activity) on your streets (for food, selling items, etc). This is a hack that gets you the street liveliness without any required development.

However, people scoff at this kind of freedom in the US - as well as over regulate it so you can have folks just open street vendor businesses.

Brickell is doing the opposite unfortunately. Brickell is losing its last human scaled retail. This little complex (the black building and the one on the corner) will probably soon see the wrecking ball. The site was sold to a developer who is planning a highrise hotel.

29-STORY 17TH STREET APARTMENT TOWER SUBMITTED TO THE FAA AT 370 FEET ABOVE GROUND

A 29-story apartment tower near downtown Miami and Wynwood has been submitted to the Federal Aviation Administration for review.

17th Street Tower will rise 370 feet above ground, or around 380 to 390 feet above sea level, the application states.

Construction is estimated to begin in February 2020 and be complete by June 2022, according to the filing.

The project is planned to be built next to the recently completed Canvas condo tower. Around 467 deeds have been recorded at the 512-unit Canvas since the beginning of this year.

17th Street Tower will include 4,500 square feet commercial or retail space on the ground floor, with a garage of 224 parking spaces above that. The tower will have 252 rental apartments, with four floors of office totaling 38,307 square feet of space at the top.

NR Investments, which built Canvas, is the developer. Zyscovich is the architect.
