HONOLULU | Ritz-Carlton Residences | 2 X 362 FT | 39 + 38 FLOORS

Note: One of these towers, precisely the west tower (38 floors), is under construction. The east tower will start in 2015.

Ritz-Carlton Residences is a luxury hotel-condo development to be completed in early 2016 by California based Pacrep LLC. Like the nearby Trump Tower Waikiki, Ritz-Carlton Residences is a luxury branded hotel with full-featured resort condos instead of hotel rooms. The architect is by New York based Guerin Glass Architects (also responsible for Trump Tower Waikik and The Watermark). The general contractor Kobayashi Inc. is responsible for some of the best buildings in town (Hokua, Capitol Place, and Trump Tower).

The 38 story tower features 308 individually owned resort condos, 4 commercial units and a spa. The tower has three categories of resort condos according to floor height. The Deluxe Residences on floors 9-22 are the smallest. Grand residences on floors 23-32 are larger and have fewer units per floor. The Premier and Penthouse levels on floors 33-38 follow suit. As the building gets higher, the floors get wider and give the tower a slight leaning angle.

Waikiki Ritz-Carlton tower on track for 2016 completion

The Ritz-Carlton Residences, Waikiki Beach, which are being developed by an affiliate of California-based Irongate, are on schedule for an early 2016 completion for its first tower, the head of the firm's Hawaii operations told PBN this week.

Pacrep LLC — which was formed by Irongate, the developer of the Trump International Hotel & Tower at Waikiki Beach Walk and the Watermark Waikiki — is developing the condo-hotel Ritz-Carlton Residences at 2121 Kuhio Ave., and expects to break ground on the second tower in the next few weeks.

The first tower, which is under construction and currently built up to the 24 of 38 floors, has 309 units that are sold out, Lance Wilhelm, managing principal for Irongate, told PBN.
It also will include Hawaii's first Dean & DeLuca, Sushi Sho, BLT Market, BLT Bar & Grill and a yet-to-be-announced locally-owned, produce and grocery market.

Wilhelm joined the company last month after 25 years at Kiewit Hawaii, most recently as its senior vice president of Hawaii operations in charge of overseeing the firm's $556 million contract to build the first leg of the Honolulu rail transit project.

Wilhelm, who is also chairman of the board of trustees for his alma mater, Kamehameha Schools, said that the second 39-story, 280-unit Ritz-Carlton tower will take about 24 months to build, with an anticipated finish in 2017.

New Ritz-Carlton in Waikiki starts taking hotel reservations for summer

The Ritz-Carlton Residences, Waikiki Beach on Thursday started taking reservations for the hotel component of the condominium-hotel project, and will accommodate its first hotel guests starting June 1.

The 324-unit, 37-story “West” hotel tower, which was developed by California developer Irongate, will include a Dean & DeLuca store, and the Sushi Sho and BLT Market restaurants. The BLT Market will be the first to open in June. The residential resort also includes an infinity pool, The Ritz-Carlton Spa, and multiple restaurants.

The lowest available rate on the hotel's website is $649 a night for a studio with an ocean view, with rates up to $2,449 a night for a "grand" three-bedroom suite with an ocean view.

The 246-unit, 37-story second tower, or “East” tower, is under construction and is expected to open in 2018.

The 2121 Kuhio Ave. project is next to Luxury Row of retailers at 2100 Kalakaua, a popular avenue for shopping. It is the first Ritz-Carlton Residences-branded property on Oahu, but joins Ritz-Carlton-branded properties on both Maui and the Big Island.
