TORONTO: Cost of Mid-Rise Developments

Hi all, just new to the mid-rise development world and trying to cost out a new build project. I've been using Altus Cost Guide, but wondering how accurate other developers have found it. Proposed project is ~30,000 sq ft with a mix of commercial and 30 residential units. Currently using a hard cost of $260/sq ft. This would be new construction on a clear and graded lot. Cost is just for construction (ie. no soft costs such as architects are built into that $260 figure).
