This is not an official business district but mostly residential with your occasional light business/retail on the main streets. Most of the buildings are low to mid, with your occasional high rise.
It looks like there will be a public parking garage for visitors to Branch Park. At 550 ft, this would be the real new tallest in Newark.

Another person mentioned there is an abandoned Newark City Subway stop nearby that could be reopened to provide direct access to Newark Penn Station and a one seat transfer to New York.

This is an office tower?

Branch Brook Park is pretty nice. I would think that residential towers would be a more expected fit, but I'm assuming this is commercial space.

I bet there is some zoning changes at work. I believe the area is zoned for mostly residential, and light commercial.

No way this is commercial. At least not the primary use. I can see this being ideal for condos maybe. An excellent view of the park away from the business core, but still very quick access to NJ Transit, PATH and NYC.
