As a former Minneapolitan I so appreciate your updates on this thread, always look forward to it!

That ugly Hyatt Hotel near Loring Park, all white, looks like an office building, I keep praying that one day they'll reclad that building or paint it a different color. And then that hideous parking ramp in back of it!

It's very suburban 80s. Looks like it belongs out on the 494 strip in Bloomington. And thank you!

We had some new/updated proposals for several large projects out this week. I've ordered them here based on how far along in the process they are...

CALHOUN TOWERS -- 26 (x2), 6 (x2), Floors, 279' -- APARTMENTS -- PROPOSED

This is a very large multi-phase project. The property is a huge site currently developed with a 22-story residential tower, a 2-story parking ramp, and a ton of open land. The site is immediately adjacent to the West Lake station on the proposed METRO Green Line extension, (hopefully) breaking ground next summer. The project would include the demolition of the existing parking ramp, and would retain the existing 22-story tower, add two new twin 26-story residential towers, two new 6-story buildings, and a parking ramp with liner townhomes, for a total of 857 units. THE EXPO MASTER PLAN -- PROPOSED

Doran is working on the redevelopment of three full blocks previously occupied by a General Mills R&D facility. A 26-story tower has already been approved for the first block, and has just recently broken ground (see my post above). They're now looking at long-term planning for the remaining two blocks, and are presenting 5 different proposals. The most intense includes one 30-story tower, one 26-story tower, and three 6-story buildings. I've copied an image of this option below. In the image below, the building on the left is the 42-story 200 Central project by Alatus, which is approved but not yet under construction. The next building to the right is the under-construction 26-story expo, and the two blocks to the right of that are the subject of the current proposal. THRIVENT BLOCKS -- 7/26/18

Three separate projects starting construction here. The half block on the right will be occupied by a 7-story apartment building wrapping around a parking ramp, which will also have retail and a small amount of office space. The northern half of the block on the left will be occupied by a new 8-story office building (Thrivent's new HQ) and will also include retail. The southern half of the block on the left will be occupied by a 12-story apartment building and a 10-story hotel, which will be connected by a 2-story building with a large fitness center and daycare (some have speculated YMCA/YWCA).

As the block on the left is torn up this week, only one full-block surface lot remains downtown, a huge decrease from just a few years ago.

This may sound like an overstatement at first, but this is truly a remarkable day for American Urban Planning, one of the most significant accomplishments for any city in the US. Probably the first non-legacy American city to rid itself entirely of full-block surface lots. Very proud of Minneapolis, awesome to see. And the critical mass will only make this trend greater, i'm sure, as we see the city begin to run out of half block ltos, and eventually all surface lots entirely. Great day for the resurgence of American Cities.

I hope to see the day we rid ourselves of all surface lots half a block in size or larger in Minneapolis. There's still quite a few on the list, but we are knocking them down quickly.

Meanwhile, updated plans for the final full-block surface lot in Minneapolis are out this week also...

GATEWAY PROJECT -- 31 Floors, 432' roof, 458' peak -- Office, Retail, Hotel, Condos

Four Seasons has dropped out of this project. With them gone, United has cut the boutique condos as well and doubled-down on office. 6 floors and 48' shorter at the roof, 56' shorter at the peak than previous. Street & skyway retail, all office above. RBC will be relocating their US HQ 3 blocks from RBC Plaza and will be taking floors 7-18.
