I will admit that this building is rather "The Spandrell Express," which is not only a shame in and of itself, but a travesty to the building, which, IMO, has a lot of nice curves. Oh well.

I agree. So many different mullions dividing things into little glass spandrel pieces.

Walked past this morning and the brickwork looks quite nice.
There are 3 zones - metallic gray at the tower base, taupe brown in the middle and light beige at the tower top, with transitions between.

Still, doubt it's distract from the spandrel mess.

The retail on Drake and art gallery on Howe should add some flair to this otherwise dead neighbourhood. Can't wait for more retail choices when Vancouver House and Burrard Place are both completed. This neighbourhood has always lacked retail synergy vibrancy due to a lack of retail inter-connectivity and anchor such as Pacific Centre, making the neighbourhood, espeically along Pacific Boulevard rather dirty and seedy. Hopefully these projects will change all that.

In this area, the main retail street, Davie, suffers from the same problem that eastern end of Robson does -
The street grid changes east of Burrard so that the shopping street entails the short ends of the block punctuated by alleys
- so you can't have long stretches of stores, like the blocks west of Burrard.

Just back from London, and they have lots of streets ending in T's, but yet the streets are always packed with people. Reason being they have retail continuity, even in the alleyways. Like I said before, long stretches of retail do not work. Retail should be set in a node, across multiple streets all directions.

Are the retail spaces all small ones? or is there space for a large retailer in there as well?

We may not have a big enough population for dispersed retail, but I agree that it shouldn't be all along one or two streets.
Seattle has more dispersed retail downtown than Vancouver does.

Four CRUs, which can be combined into larger two bigger ones. Retail #3 is the smallest out of the four. They mostly span Drake street, which will provide retail continuity from Granville street all the way to Burrard.

It probably will be more than a decade by the time people actually move in and the retail is open at this building. Ahh such is Vancouver and the slower than paint drying construction timelines.....
