Project: 1159 River Avenue + 1184 River Avenue


1159 and 1184 River Avenue

The two projects would be located across the street from each other in the borough’s Concourse neighborhood at 1159 and 1184 River Avenue, close to Yankee Stadium. Maddd is partnering with the affordable housing nonprofit Community Access at the 1159 site and developing the 1184 site on its own.

The mixed-use project at 1159 River Avenue would span about 200,000 square feet and include space for retail and parking. It would contain about 250 residential units, split between affordable housing and supportive housing, according to Community Access CEO Steve Coe. The development team hopes to close on construction financing by the end of the year.

Community Access and Maddd Equities are still finalizing the terms of their partnership and are close to signing a contract, Coe said.

“Basically, Maddd Equities is going to take the retail space below because that’s not our business,” he said, “and we want to get the residential units above.”

The project at 1184 River Avenue, dubbed the River Crest, is expected to span about 548,000 square feet across a pair of 17-story buildings and include 500 residential units primarily geared toward low-income tenants. The residential component is slated take up 386,000 square feet, and the project will also include retail space, community space and 354 parking spots.

Project: 401 8th Avenue

The Riff Hotel in Chelsea has been sold for $27.5 million, and developers hope to build a new 12-story mixed-use building in its place. The site is a block away from Penn Station with access to subways, the LIRR, and Amtrak. Eastern Star Development purchased the site from Salt Equities.

The site is expected to produce a 130-foot tall structure. Salt Equities will retain a 5,000 square foot retail space on the site. The remaining 71,000 square feet will be dedicated to residential condominiums. Permits have not been filed yet, meaning little else is known about the project, including its architect and unit count.

Demolition permits have not been filed, and the estimated completion date has not been announced.

Project: 7 Boerum Place

The 250-foot tall tower will yield 246,700 square feet, with 21,020 square feet dedicated to commercial use, and 183,300 square feet for residential use. Tenants will have access to a swimming pool, storage space, fitness center, space to store 63 bicycles, and of course a crowning rooftop terrace, listed as having a capacity for 175 persons. 122 apartments will be created, averaging 1,500 square feet apiece, indicating condominiums.

Project: Marriott hotel at John F. Kennedy International Airport

Construction has started for an eleven-story Marriott hotel at John F. Kennedy International Airport, in Queens. The 270,000-square foot structure will create 540 rooms, along with 4,000 square feet of meeting space, a lounge, a drinking establishment, offices, a fitness center, and parking. Gene Kaufman Architects will be responsible for the exterior design, as well as the interiors, public spaces, and guest rooms.

Gene Kaufman, principal of GKA, noted “the New York City hotel market outperforms other cities year after year, and the demand for hotel rooms continues to expand.”

Soundview Real Estate Partners and Chartwell Hospitality are responsible for the development.

Now that construction is in progress, completion is expected by 2020.

This will be the second building by GKA near the airport, the first being Crowne Plaza JFK, which opened in 2014.

Apologies, the photos were taken through a seriously dirty window of the building across Elm Street which is occupied, but not for much longer......

Saw this little 15 story excavating on the corner of Henry and Amity. Apparently the neighbors are not happy about it as every townhouse within a block (mind you these places are $5m and up)had "No Towers in Cobble Hill" posters plastered all over. Nevermind this is part of the old LICH site and there is a 1930's highrise catty corner to the site, and large hospital buildings directly to the north and west. Only the superwealthy are allowed to live here apparently.





Of note across the street is this old French Renaissance building which used to house nurses' accomodations, called the Dudley Memorial. Not surprisingly it has been redeveloped into luxury housing, prices starting at $3.85m.

A new 12-story high-rise going up in Park Slope looks more Tetris block than residential tower because its upper floors jut out over open sky above the structure’s three-story neighbor.

Architects of the building at 269 Fourth Ave. between First Street and Garfield Place said they came up with its seemingly suspended-in-air design in order to make the most of the lot’s building rights — and the air rights above the next-door apartment complex at 265 Fourth Ave., which the new tower’s builder scooped up not long after it purchased the development site.

“There’s really more … developable area than the footprint allows. So, right off the bat, a lot of the design direction in how we want to develop and study this is finding a place for that area,” said Jordan Rogove, a head of Manhattan-based firm DXA Studio, which is designing the tower.

The high-rise will feature 39 condo units, according to a rep for its developer, the uppermost of which will occupy what appear to be floating floors Rogove said will be supported by a cantilever — an engineering feat builders use to extend certain structures, such as the Brooklyn–Queens Expressway’s three-tiered section in Brooklyn Heights, above thin air.

^^ I live two blocks from this thing, and as bad as it is, it's an improvement compared to much that's been built on Fourth this decade. They're nearing completion of one directly over Union St station, which from my window looks exactly like a downtown prison mid-rise from the 80's. Ugh. I'll take a photo if I can without chucking my phone at it!

Those Spura commercial blocks are pretty terrible. I would have to say that those brown turds don't belong, but then I remember all the brown commie blocks nearby and it all makes sense. Such cheap looking architecture. Looks like something out of some second rate Eastern European city. Such a big development, so little beauty.

I took a walk down Fourth Ave. Brooklyn today (so that you don't have to), here's some of the u/c and recently completed projects.

First up, a new condo I can see from my bedroom window, the scaffolding is just coming off this thing and I was pretty dismayed at the rear, facing me. This is built directly over the Union Street R Station, somehow a little one story deli has clung to the corner...













Next up is 243 Fourth Ave. This is going up next to my favorite bar, Mission Delores - which has a funky front courtyard (to the right):

They're actually beautiful, info screens everywhere, glass fare barriers, but I live at Union which hasn't been renovated. I googled some pics:













I love the little "lean benches", a thoughtful touch - not sure how long those usb ports will last though....
