Not as sexy as a new glass hotel tower & 100 N. Main redevelopment, but these efforts are a must for Memphis proper.

Chamber Seeks Site Improvement Grants for 9 Sites Including Firestone
By Bill Dries/ Memphis Daily News

Quote:
The list of Memphis sites includes the Firestone Tire & Rubber Co. plant site in North Memphis, which is one of eight applying via the chamber to be part of the Tennessee Site Evaluation Program... The seven other sites applying for the state improvement grants are Meltech in southeast Memphis, Millington Small Business Park, the U.S. Navy Site on Presidents Island – the navy test facility on the western end of the industrial area -- Distriplex Farms in southeast Memphis, Memphis International Airport property, Northridge manufacturing site in Frayser and Memphis Oaks in southeast Memphis. The chamber has also applied for a “site development high impact grant” for the Frank C. Pidgeon Industrial Area in southwest Memphis.

Another speculative distribution center on its way
By Jacob Steimer – Reporter, Memphis Business Journal

Quote:
The base building will be built to include 708,000 sq ft, with the capability to add an additional 800,000 sq ft if the tenant needs it. On other parts of the 450 acres, the site could hold buildings of more than 2,000,000 sq ft... Another advantage of the site is that Marshall County is building a workforce development center next to it, to service it and other nearby faciities, which include Niagara Bottling, Cooper Tire & Rubber Co., Post Consumer Brands and others... The company is timing construction of its first spec building with the completion of Interstate 269.

City of Olive Branch, Mississippi buys OLV.

Olive Branch to buy airport after grant award
By BOB BAKKEN Staff Writer/ Desoto Times-Tribune

Quote:
An effort that has been ongoing off and on for several years is about to become a reality. U.S. Sen. Roger Wicker, R-Miss., and U.S. Sen. Cindy Hyde-Smith, R-Miss., Thursday made a joint announcement of a $14.94 million U.S. Department of Transportation (DOT) grant award to the City of Olive Branch. The money will be used to assist the City of Olive Branch in the purchase of the Olive Branch Airport... The airport has been operating since 1973, has a 6,000-foot runway, an air traffic control tower, and other aviation services... The airport is among the most active general aviation airports in Mississippi and the Memphis metropolitan area. The airport serves as a reliever to Memphis International Airport for general aviation and commercial clients. Takeoffs and landings from the flight schools that daily operate out of the airport help make it one of the busiest facilities around, busier than Jackson-Medgar Wiley Evers International or Gulfport-Biloxi International Airport. However, sports and entertainment celebrities often use the airport for their private aircraft when visiting the Mid-South or performing at the BankPlus Amphitheater at Snowden Grove or FedExForum. A wall display located in the terminal shows signed photographs by those who have used the airport.

Introducing Memphis 901 FC
By USLSoccer.com Staff

Quote:
MEMPHIS, Tenn. – Downtown Memphis’ newest professional sports team has a distinct Bluff City flavor, as Memphis 901 FC has been illuminated as the identity of the city’s United Soccer League franchise ahead of its inaugural season of 2019. The neon-inspired crest plays homage to Memphis’ historic Beale Street located just blocks from AutoZone Park, complete with an LP record in the center as a nod to the city’s immense music history, with a crown on top honoring the great musical “kings” of Memphis such as Elvis and B.B. The ‘901’ refers to the region’s area code and forms the foundation of the club... Season tickets for Memphis 901 FC are on sale now and can be purchased at www.memphis901fc.com. Follow Memphis 901 FC on social media on Twitter, Facebook, and Instagram.

Memphis, AutoZone Park get set for first 'test run' with pro soccer
Mark Giannotto, Memphis Commercial Appeal

Quote:
If there were any doubts as to whether Memphis is interested in a game between two out-of-town soccer teams during the exact same time as the University of Memphis football opener, USL Memphis announced earlier this week it had to release more standing-room tickets due to the demand. This soccer match is going to be a sellout of about 8,500, or at least close to it. Which, of course, is a good sign for Memphis and the potential long-term success of another professional sports franchise here.

Apparently the same guy that did the Redbirds logo. Looks great and very glad to see the excitement among locals and the region. Especially as it relates to activating the beautiful Autozone Park more nights of the year.

Big things continue happening with the regional expressway & major highway systems in the northern Memphis region. In addition to I-69 Segment 8 receiving partial funding (red segment on map below), the whole of I-269 is almost complete (which the article seems to gloss over ???), I-555 continues to grow northwest along U.S.Hwy.63 towards an eventual junction with U.S.Hwy.67 (future I-57) and Austin Peay-Hwy.14 is being upgraded to a divided 4-lane from the Memphis line all the way to TN-Hwy.59 & 54 in Tipton County just east of Covington. Other established major highways to the north & north east that will connect to I-69 are, of course, I-55 & U.S.Hwy.51 (both at Memphis AND once again via the I-155 spur at Dyersburg, TN), U.S.Hwy.412 (via I-40 at Jackson, TN), U.S.Hwy.45/45E (via I-40 at Jackson, TN) and U.S.Hwy.641 (via I-40 and/or U.S.Hwy.79 at Paris, TN). U.S.Hwy.79 continues further in a northeast direction.

Indiana still hopes to get closer to Memphis via I-69 | Opinion
David W. Griffith, Guest columnist/ The Commercial Appeal

Quote:
In Kentucky, former Gov. Steve Beshear pushed I-69 construction as the Breathitt and Western Kentucky parkways were converted to interstate highway standards. With Gov. Matt Bevin in office, work continues on the 52-mile Purchase Parkway from I-24 to the Kentucky-Tennessee state line. Tennessee has a good plan for the I-69 route. Segment 7, from Dyersburg to Fulton, has been under construction for several years. Segment 8, the Millington to Dyersburg alignment, is approximately 65 miles long and has been estimated at $492 million to $601 million to construct... The IMPROVE Act, under Tennessee Gov. Bill Haslam's leadership, should have significant funding for this part and other road projects. Segment 9, the Tennessee 385 loop around Memphis, is planned to serve as the future I-269... Indiana and Kentucky officials recently held forums to discuss the proposed Ohio River Crossing project that will carry I-69 from Evansville to Henderson, Ky. The $1.4 billion bridge project will likely require tolls. A specific location should be selected at a fall public hearing. This new bridge will not only connect two communities and two states but should serve as "a gateway to Memphis." Indiana officials will be asked to include Memphis as a destination city on signs near the bridge. Once I-69 reaches Henderson and Madisonville, Ky., it juts toward U.S. 51 and Memphis. Last year, Indiana Gov. Eric Holcomb signed into law a gas tax increase that will provide $1.5 billion needed to complete the final 26-mile segment between Indianapolis and Evansville by 2027. What would be even more remarkable is if Tennessee officials could complete the planned Millington to Dyersburg segment by that time. As a region, we are in this project together. The road will provide many benefits. Not only will the I-69 extension connect us to Houston, Texas, but it should promote greater tourism, spur economic development, and provide safer mobility in West Tennessee to benefit us all.

Plans for Memphis Union Mission Expansion Revealed
Special to The Daily News/ Memphis Daily News

Quote:
Memphis Union Mission has revealed plans for a new 100,000-square-foot facility Downtown that would serve up to 350 homeless guests. The expansion plans for the nonprofit’s headquarters at 383 Poplar Ave. were disclosed Wednesday, Aug. 29, in a request for a zoning exception from the Board of Adjustment. The construction will occur in three phases, but the first phase will comprise about half of the build-out, according to the letter of intent. The new facilities will stretch across three acres that Memphis Union Mission started acquiring six years ago: from the southwest corner of Poplar and High, extending south to Washington and west to Danny Thomas, the documents show.

Traditional casino gaming might be coming to West Memphis & Hot Springs as well as 2 new casinos in Arkansas. I know about 3 new hotels have risen in the neighborhood, but I'd still like to see Southland Park construct a hotel tower. And while we're on the subject of gaming, yet-undefined "capital projects & enhancements" are coming with new ownership & operations at the Fitz Casino & Hotel Tunica.

Casino measure approved by Arkansas AG
Sean Ingram, Section Editor

Quote:
The Arkansas Casino Gaming Amendment of 2018 would authorize two new casinos — one in Russellville, and the other in Jefferson County — and enhance gaming operations at Oaklawn Park in Hot Springs and Southland Park Gaming and Racing in West Memphis.

Another major plus about the Fitz Tunica property is that it's connected to Tunica RiverPark & Museum which also has a boarding dock that offers short river cruises. You can see the green turrets of the Fitz peering over the trees in the photo below.

A $40 million STEM building and a middle school building for U of M's main Memphis campus. Also, I'm not sure if a medical school at the Lambuth Campus would require construction or if they might bring rehabbed/ mothballed buildings back online.

With FedEx's help, U of M plans to become largest university in state

University of Memphis studying medical school addition to Lambuth Campus
Jennifer Pignolet, Memphis Commercial Appea

Quote:
The University of Memphis is exploring a medical school for the Lambuth Campus in Jackson, President M. David Rudd said Wednesday. The school would offer a doctor in osteopathic medicine degree instead of a doctor of medicine program. "There's a significant need for rural health care," Rudd said during a Board of Trustees meeting. Medical programs already make up the "core nucleus" of programs on the Lambuth campus, he said, and the DO program would complement those.

Rudd said the university is also partnering with Jackson-Madison County Schools to add a high school to the Lambuth campus. The school district will operate the school on land leased to from the university, Rudd said, and students will have the chance to take dual enrollment classes at the university while they are still in high school... The university, Rudd said, will not have a hand in operations of the high school, unlike its lower education projects in existence in Memphis. The university has seen high successes with Campus School, its elementary school on the main campus in Memphis. The public school routinely tests as one of the highest in Shelby County Schools and in the state and serves as a learning lab for college students in the university's teaching program. Rudd also recently announced the university will add a middle school in Memphis.

Longtime Downtowner plans apartment project near I-55/Crump
By Jacob Steimer – Reporter, Memphis Business Journal

Quote:
39,000-sq-ft building at 80 virginia Avenue... redevelopment into 24 apartments. If successful, the project could serve to push South Downtown's momentum further south, as it joins Ghost River Brewery and the Crescent Bluff Apartments in recent investments south of the train tracks. Unlike those developments, though, this one faces the additional challenge of being located just behind the pair of abandoned mid-rise buildings at the intersection of Kentucky Street and E.H. Crump Blvd. But, Carkuff said she sees those buildings as an asset, not a liability, especially because she thinks they will be redeveloped soon... Along with the design, Carkuff thinks the building's location and amenities - which include a dog park and on-site storage and parking - will set it apart... With these rents not quite high enough to make the project's $3.8 million expense pencil out, Carkuff and her partners are requesting an 11.5-year PILOT incentive.

Found this aerial of the area (circa 2013?) on the very cool Crème de Memph blog. Definitely check out more of its content. Nice shot of the property along with the 2 mentioned mid-rise buildings. The area certainly has cleaned up a bit more. The block fronting Crump would be an incredible opportunity for redevelopment.

I’ve always thought those would be perfect for redevelopment and hoped they would last until things pushed that far South.

I was in the area about a week ago and caught a distant glimpse of the redevelopment of a similar building south of Crump Blvd: U-HAUL at the Rawleigh Building. I posted about it a couple years ago, but since forgot that it had been completed or in progress. It seemed to look better than these pictures suggest which do not include the long 4-story building behind the taller portion. Way to go saving & reactivating the building.

U-Haul of South Bluffs Honored for Memphis Blight Elimination
myuhaulstory.com

Quote:
MEMPHIS, Tenn. — U-Haul Moving & Storage of South Bluffs is the Commercial Property of the Year, a prestigious designation it received May 17 at the second annual Memphis Blight Elimination Summit... The 125,921-square-foot building at 137 W. Illinois Ave., which dates to 1912, is in the city’s South Bluffs neighborhood. It stands just a few blocks from the Memphis-Arkansas Bridge. The building once housed the W.T. Rawleigh Company, one of the largest mail-order companies in America. The manufacturing and delivery of soaps and medicines took place there and, at one time, inventory was delivered to the warehouse by wagon from the Mississippi River. The Rawleigh Company closed its Memphis division in the late 1970s. Many other businesses also occupied the building over the years. “This building sat vacant for more than 15 years,” U-Haul Company of Memphis president Carol George says.

Pinch expansion project gets $36 million in state grants
By Jason Bolton – Data Editor, Memphis Business Journal

Quote:
According to a spokesperson for the Tennessee Department of Economic & Community Development (TECD), the $12 million grant approved today is the “third and final piece” of FastTrack economic development funding for the St. Jude Children’s Research Hospital/ALSAC expansion project in Memphis’ Pinch District. Since the project was announced in 2016, the state funding board has approved $24 million in FastTrack funds earmarked for offsetting site development costs and to build out public infrastructure near St. Jude. With the latest FastTrack grant, St. Jude has been approved for $36 million in total funding by the board. I think that would be great for West Memphis and since that proposal doesn't really look all that big, it wouldn't be 2 massive parks competing against each other. The proposal for the former Harrah's/Grand property sounds a bit more large scale including retail, etc.. Not to mention, the property already has multiple golf courses & 3 massive hotel towers being idled. A shot in the arm that Tunica Resorts needs as gaming square footage has already been right-sized.
