(post I put earlier in Brickell CityCentre thread)

Saks has signed on as a retail tenant. Cool to see as most other downtown are losing department stores, Downtown Miami will be adding a Macy's, Bloomingdales and now a Saks in the next few years.

Saks Fifth Avenue will anchor Brickell City Centre, the $1.05 billion mixed-used development now underway in Miami.

BY INA PAIVA CORDLE
ICORDLE@MIAMIHERALD.COM

Saks Fifth Avenue will anchor Brickell City Centre — the first retailer to sign onto the massive, $1.05 billion mixed-use project, now under construction.

Saks’ 107,000 square-foot store, spread over three floors, will open in fall 2016. It will be the most centrally located of Saks’ stores in Miami-Dade. Owned since November 2013 by Hudson’s Bay Co., Saks’ other Miami-Dade locations are in Dadeland Mall and Bal Harbour Shops.

“It’s a milestone for us and it’s a true achievement on our part to secure such a fantastic, luxury brand as our first announced tenant,” said Stephen Owens, president of Swire Properties, which is developing Brickell City Centre along with Whitman Family Development, owners of Bal Harbour Shops. “Saks’ commitment to join us is a further confirmation of the luxury interest in Brickell and in urban Miami.”

When completed, high-end Brickell City Centre, in the heart of the Brickell financial district, will span 9.1 acres. It will have 565,000 square feet of shopping and entertainment, two residential towers, a 263-room hotel with 89 serviced apartments, a wellness center and office space.

The project, which will have an underground car park, runs along South Miami Avenue between Sixth and Eighth streets in Miami, in the midst of a burgeoning area full of condo towers, hotels, shops and restaurants that cater to both residents and tourists.

The development is one of two major new mixed-use projects under construction in Miami’s urban core, along with Miami Worldcenter, which will be anchored by Bloomingdales and Macy’s. At the same time, the Miami Design District is turning into a luxury shopping destination, and Aventura Mall and Bal Harbour Shops are expanding, as South Florida deepens its role as a shopping hub.

Owens said Brickell City Centre will be unlike suburban malls. Its retail component will have only have one luxury anchor — Saks, with restaurants, shops and entertainment venues serving as other major tenants, Owens said.

And as an urban, multiuse complex, Brickell City Centre will not be dependent on the automobile. A Metro Mover station will be an integral part of the shopping center, and customers can exit the Metro Mover and go right into the retail center, said Owens, likening it to other projects Swire Properties Limited has developed in Asia, as well as such shopping streets as Chicago’s Michigan Avenue.

Brickell City Centre has been under construction since 2013, and the first phase of construction is scheduled to begin completion at the end of 2015. A second phase of construction will begin in 2016.

New hotel, restaurant planned for Biscayne Boulevard

Quote:
CGI Merchant Group has secured $53 million in refinancing for a new buildout of a hotel and restaurant in Miami.

The property will be constructed at 1100 Biscayne Blvd., said Mark Scott, partner of Arnstein & Lehr in Miami. It will feature a 129-room ME Miami hotel and a restaurant, which are expected to open spring 2015. They are replacing the Casa Moderna hotel, which had 56 rooms, according to the Miami-Dade property appraiser website.

Melia Hotels International, based in Spain, is debuting its ME hotel brand with CGI Merchant Group in Miami before anywhere else in the U.S. STK Rebel, a casual steakhouse restaurant from CGI Merchant Group, will feature indoor and outdoor dining options.

Old INS eyesore in Miami to get makeover

The former federal immigration headquarters on Biscayne Boulevard is about to get a renovation and become a new hotel as part of a plan to transform the area around it.

Quote:
Someone managed to come up with a new use for the blocky, forbidding tower on Biscayne Boulevard that for 25 years housed Miami's federal immigration headquarters — and served as a symbol of bureaucratic fecklessness for many immigrants and asylum-seekers.

If all goes according to plan, soon you’ll be able to check in to 7880 Biscayne Blvd. for the night, work out in the fitness center and take in panoramic views of Miami’s hip, revitalized Upper East Side while supping in the rooftop terrace restaurant.

Yes, the old U.S. Immigration and Naturalization Service Death Star — previously best known for interminable lines that wound around the block, claustrophobic offices and, not infrequently, rowdy street protests outside — is slated to become a hotel, the centerpiece of a bright new residential and shopping complex that its designers say would transform the whole woebegone block.
Finally!!! Long overdue!!! It's time to makeover the entire old INS headquarters building. It will became new Hotel, a new shopping center and a new residential, as well.

Pro-development, pro-density Angelenos must look at all these development photo's on the Miami forum, pea-green with envy!

Imagine Miami with CA-style Nimby's! Yup! Palatial single family homes up and down along the coast from Miami to Ft. Lauderdale!

And then the Historic Preservationists get into the act: No, we must preserve this building! Liz Taylor spent a week in this building!

20-Story Residential Tower Planned On Historic Biscayne Boulevard Property

Quote:
New York-based Greystone & Co. has submitted plans to partially demolish a historic building at 2500 Biscayne Boulevard that dates back to 1923. A 20-story residential tower is planned to be integrated with the remains of the structure.

Greystone bought the .87 acre property earlier this year for $10 million. A local developer is partnering with Greystone on the project.

The plan will be reviewed by Miami’s Historic Preservation Board later today. The city’s preservation office is recommending that the board vote to deny the plan.

Behar Font & Partners is the project architect.

Ah, yes! I remember where it is. This is where they used to be. It is very near my mom's old store. Lots of changes. I miss Florida lots.

Any update on NINE at Mary Brickell Village? It looked like it was nearing completion in the last photo set posted in this thread and was slated for occupation "late August".

Also, anyone know how sales in the building are? I found 6 listings in the MLS, but I'm unsure if that is all that is left or if the developer just keeps a small inventory on the market at any given time.

Exclusive: Studio Gang’s Design District Residential Project Unveiled

Quote:
A unique 14-story condo building designed by Studio Gang Architects is proposed by Dacra in the Design District, exMiami can exclusively reveal.

The project, known as Sweetbird South Residences, will include 76 residential units, along with about 20,000 square feet of retail space. The building tops out at a maximum height of 199 feet, and will include 114 parking spaces.

A Miami board will need to grant special approval for the project, since it includes balconies that overhang beyond the property line into the public right-of-way.

Chicago-based Studio Gang, led by Jeanne Gang, is collaborating with Miami’s Kobi Karp on the design. Self-described visionary Studio JEFRË is the landscape architect.

Beckham is not interested in playing in the Dolphins stadium & those renovations will take a couple of years to complete anyways. He has stated he is interested in a Urban environment preferably close to downtown & near mass transit.

35 story Krystal Tower (formerly LOGIK) begins sales on 11/01

This project called LOGIK was supposed to be a 35 story office/condo development when it started construction in 2008 & then the real estate crash stopped it until now.

The site has been dormant until the All Aboard Florida train station was announced & this site sits across the street from it.

Krystal Tower (formerly Logik), plans to launch sales in November and begin construction ‘this winter’.

We reported earlier this year that Logik was being relaunched as a residential project, years after an office tower being built on the site halted midway through construction.

Brazilian real estate development and construction mogul Rodolfo Ishak is launching a new 35-story, 153-residence condominium known as Krystal Tower in Downtown Miami. Located at 530 NW 1st Court, Krystal Tower is the latest development announced for the area where a transformation to one of the region’s most significant transportation, entertainment, shopping and business hubs is already underway.

Krystal Tower will provide a combination of upscale living and luxury amenities with larger floor plans and more attainable pricing than current offerings in Miami’s burgeoning urban core. A collection of 1-bedroom, 1 plus den and 2-bedroom residences averaging 907, 1,050 and 1,330 square feet respectively will be offered from the $200,000’s.

One of several projects set to alter the neighborhood landscape, Krystal Tower is conveniently situated adjacent to All Aboard Florida’s proposed Grand Central Station and is mere blocks from Miami Worldcenter’s world-class retail, hotel and convention space, as well as important cultural and entertainment destinations such as Museum Park, the Adrienne Arsht Center for the Performing Arts, Bayfront Park and Amphitheater and American Airlines Arena, among others.
One of the best-connected addresses in Miami, Krystal Tower is easily accessible at the junction of Interstate 95 and Interstate 395 and just minutes from the Port of Miami and Miami International Airport. Construction is slated to begin this winter and is scheduled for completion summer 2016.

The Krystal Tower sales center is located at 28 West Flagler Street, Suite 330 in downtown Miami and will open November 1.

Project Name: Krystal Tower

Floors: 35
# of Units: 153
Building Type: Residential
