Design Confirmed For 92-100 Vandam Street, Hudson Square

The building would rise 330 feet to its rooftop, with 25 floors in total. An old structure on the corner of Greene and Vandam Streets would be integrated into the tower’s design, with its six floors yielding to the decidedly glassier levels up above, designed by COOKFOX Architects.

92-100 Vandam will measure 177,000 gross square feet, with 70 units taking up the majority of the space, for a condo-sized average floorplan of over 2,500 square feet. There will also be 2,500 square feet of commercial space on the ground floor of the building, which will further the surrounding neighborhood’s continued transition from industrial to residential.

As mentioned, the design for the project will respect the existing built fabric of the neighborhood, with the architects integrating an existing structure into the new building. Up above, concrete extrusions will intersect the glass facade on every level, creating covered balconies on each floor. Previously released renderings also show extensive greenery incorporated across the concrete.

The site will be developed by Jeff Greene, who placed the property on the market for $150 million a few years ago, though evidently no sale occurred. Since then, the surrounding blocks have seen a major surge in development activity.

Besides the new project at 565 Broome Street, the city recently allowed a rezoning for 550 Washington Street, two blocks to the west, directly on the Hudson River. That plan will allow for several new towers, confirming the area’s rapid transition towards a more residential character. A massive UPS facility also exists in the blocks between 550 Washington and 100 Vandam Street, which would also seem to be a likely candidate for rezoning in the near future.

No firm completion date has been announced yet, but a 2020 guesstimate would seem reasonable.

Renderings Revealed for New Condo Tower at 100 Vandam Street

The six-story brick building at 100 Vandam Street looks innocuous now, but that is set to change in the wake of plans and renderings recently revealed by COOKFOX. A contemporary, 290-foot, 25-story tower will rise from within the existing brick façade. Not only will this dramatically change the look of the Soho/Hudson Square skyline, but it also has the potential to bring a touch of green to the area: Recesses will allow for landscaped loggias and terraces by Terrain-NYC, and the edges will act as solar shades.

Curbed revealed the renderings and grand plans for the building upon completion: Following an interior demolition, 100 Vandam will have 70 condos (including five duplex apartments). Its amenities will include a subterranean screening room, automated 11-car garage, bike room, and fitness center. It will join 77 Charlton Street, 70 Charlton Street, and 550 Washington Street in Hudson Square's transition from an light-industrial area to a highly desired residential neighborhood.

100 Vandam’s New Residential Tower Tops Out In Hudson Square, Manhattan

Following almost a decade of development, Jeff Greene’s residential conversion of 100 Vandam Street in Hudson Square, Manhattan has officially topped out. Designed by COOKFOX Architects, the 330-foot building artfully repurposes a 131-year-old coal power plant as a partial podium for 19 stories of new construction above.

The project is expected to debut in 2020 and will eventually comprise around 177,000 square feet. Components include 70 residential units averaging in excess of 2,500 square feet apiece in addition to 2,500 square feet of commercial retail on the ground floor.

Considering the age of the original structure, close collaboration was required among all design, preservation, and construction specialties to complete 100 Vandam. This included extremely complex development phasing, beginning with an excavation of pre-existing interiors and the reinforcement of the historic façade with steel bracing elements. Construction teams then installed new support beams and concrete floor systems to bear the new levels above.

“We’re incredibly proud to help Jeff Greene and COOKFOX bring this historic building back to life,” said Keith Mason, project manager from Pavarini McGovern, which served as general contractor on the project. “From preserving the façade to reusing 100-year-old wood joists as interior features, this tower will be a beautiful example of how to blend the old with the new.”

100 Vandam Street’s Exterior Approaches Completion In Hudson Square

Almost all of the fenestration for the multi-story addition atop 100 Vandam Street is now complete and revealed from behind scaffolding in Hudson Square. Designed by COOKFOX and developed by Jeff Greene, the residential project involves the construction of 20 floors above a 132-year-old building that once operated as a coal power plant. The 300-foot-tall structure is located at the corner of Greenwich Street and Vandam Street.

Recent photos reveal the finished appearance of the upper floors, which were still mostly covered in scaffolding and black netting at the time of YIMBY’s last visit in May. A small section of the construction barrier still remains standing at the northwestern corner of the structure. Besides this, the rest of the exterior appears complete.

A few more finishing touches remain to be completed at the very top of the structure, where a series of rectangular metal screens of varying dimensions are placed between horizontal concrete beams and obscure the rooftop mechanicals. A scaffolding rig can be seen hanging off the southern elevation near the flat parapet.

Renderings show a large private rooftop terrace on the western elevation and a smaller one near the top of the structure.
